As a Property Services Maintenance Coordinator my key responsibilities are:
1) Scheduling & Coordination:
a. Schedule and manage regular maintenance tasks such as HVAC servicing, plumbing, electrical inspections, and landscaping.
b. Coordinate emergency and non-emergency repairs and maintenance requests from tenants.
c. Monitor work orders and ensure that maintenance requests are addressed promptly and efficiently.
2) Vendor & Contractor Management:
a. Source and manage relationships with third-party service providers and contractors.
b. Obtain quotes for work and ensure vendors meet company standards.
c. Oversee the performance of vendors, ensuring quality service and timely completion of tasks.
3) Work Order Management:
a. Receive and log maintenance requests via phone,
c. Maintain accurate records of repairs, completed work, and maintenance schedules.
4) Emergency Response:
a. Be available for emergency maintenance issues, such as plumbing leaks, electrical failures, or security concerns.
b. Coordinate and manage after-hours or emergency repair services when necessary.
Experience: 5 - 10 years
I was a maintenance coordinator for a property management company. And my main task is to make sure that all maintenance requests from all the properties in the market that I am assigned to gets taken cared of in a timely manner. I also make sure that our management technicians gets enough work on a daily, weekly and monthly basis. I also have to ensure that I keep constant communication and good relationship with our vendors to make sure that we get to always rely on them with work orders and specially on emergencies.
