I’ve been working with various ???? U.S. real estate title companies for almost 10 years ? as a Title Examiner, Title Searcher, and Processor. I have extensive hands-on experience handling title work across all U.S. states — including TN, FL, TX, CA, NY, NJ, GA — essentially in every state! ?????
Whether residential or commercial, I’m skilled in pulling and analyzing property records, identifying title issues, and preparing detailed reports. As a Processor, my responsibilities include opening orders in Qualia, requesting title search packages from title companies when in-house searches aren’t possible, and reviewing title commitments. I clear active judgments, liens, and other encumbrances based on their expiration dates and each state’s statute of limitations. I also verify and resolve issues by matching Social Security numbers to confirm whether they relate to the property owner.
Additionally, I maintain communication with lenders by providing updates and follow-ups via email, and I coordinate with title companies to track and monitor estimated turnaround times (ETAs)
I can type 60-80 WPM.
