·        Responsible for the Move ins and Move outs
·        Email correspondence with tenants coordinating with the property managers
·        Responsible for the Parking Agreement and enter parking charges in their ledger
·        Responsible for generating and sending out Move in Access codes
·        Responsible for sending wifi passwords and utility bills
·        Worked on the emails by responding and resolving inquiries, complaints, maintenance and request for parking.
·        Move-in - Drafting and Sending Move-in Codes, Sending Move-in instructions. Updating and generating codes for future tenants
·        Accounting: PM Credit Card 8003 Invoice Uploads
·        Responsible for creating eviction report and updating profile to be sent to KTS
·        Delinquency / Receivables - calling tenants to collect rent payment. Sending text and email messages
·        Use of Appfolio, Renty, Upgrade to see actual info, Google products, Slack
Database Manager/ Transaction Assistant – Ryan Hanson Homes| Graveyard Shift[Jan 2019– November 2022]
·        Organize and manage database.
·        Assign leads to listing alerts.
·        Assign contacts to market reports and/or auto plans.
·        Tag database contacts with smart filters for efficient tracking and reporting
·        Adding leads in Google contacts and in Brivity
·        Making sure all info are matched and correct in all platform
·        Updating closing listing and buyer transactions like the close date in google contacts, command, tracker, DocuSign, adding sale to Zillow.
·        Updating in Brivity like adding the appropriate tags, the new address, birthdays, notes and sending the market report for the new address.
·        Updating the listing in Matterport.
·        Assisting transaction coordinator in the new listing and buyer transaction
by creating DocuSign room with folders like LISTING; CLOSING; PURCHASE; INSPECTION.
·        Creating listing opportunity in command and upload necessary documents like listing contract, disclosures, mls input form, purchase agreement and submitting it.
·        Checking and making sure that all documents were signed and complete before submitting.
·        Preparing the closing packet.
·        Assisting in the New Purchase Agreement through
·        Skip tracing using been verified for orphan buyer and invalid email address or missing information.
·        Sending survey or receiving review through slybroadcast.   
?       Monitor the online views of the leads, Track lead sources, Update lead status and Add correct tag to leads
?       Respond to Buyer and Seller inquiries
?       Determine the motivation of the lead and add the correct status lead status
?       Create a calendar invite for the agent to call the lead
?       Set up an appointment for the agent and buyer/seller
?       Provide status/feedback on the appointment
?       Assist Agent in preparing the Buyer's Presentation Packet and disclosures (if via courier/client is out of town)
?       Update the status of the lead depending on the feedback
?       Schedule/submitting appointment in ShowingUpgrade to see actual info or Listing Agent
?       Schedule/Organize Photography
?       Responds to customer inquiries who are interested in buying or selling their house
?       Updating and maintaining new leads in CRM after an open house
?       Assists realtors, sales agent and property managers in scheduling and appointment setting
?       Responsible for getting feedback from the homeowner’s overall experience on their home sale
?       Responsible for checking thoroughly the documents sent by the customer to process
