Preventive & Corrective Maintenance: Scheduling and overseeing maintenance for building systems (HVAC, electrical, plumbing, elevators, building envelope) to maximize uptime and lifespan.
Energy & Utility Management: Monitoring consumption, implementing efficiency projects, and managing utility contracts to reduce operational costs and environmental impact.
Sustainability Practices: Implementing green initiatives like waste reduction, recycling programs, and seeking certifications like LEED.
Life-Cycle Costing: Forecasting and budgeting for long-term repairs and replacement of major building components (roofs, boilers, etc.).
O&M Budgeting: Developing and managing the annual operating budget for facilities.
Vendor & Contract Management: Sourcing, negotiating with, and managing service contracts for janitorial, security, landscaping, and specialized repairs.
Space Planning & Management: Optimizing space utilization, managing moves/adds/changes (MAC), and potentially overseeing office redesigns.
Health, Safety & Security: Ensuring a safe and secure environment through protocols, access control systems, and emergency preparedness (fire drills, disaster recovery).
Customer Service: Responding to occupant requests and complaints to ensure a productive and comfortable work environment.
