1.Arrears management - checking arrears daily and following up tenants in arrears to ensure they are paid on time.
2.Ingoing process - Assist with onboarding new tenants by inputting their details in the CRM and drafting tenancy agreements.
3.Vacating process - Assist with the smooth vacate process such as sending their final statements, final water invoice and ensuring rent is paid up until their vacate date.
4. Lease Renewals - Conducting rent reviews and coordinating with landlords for approval. Creating renewal tenancies to be sent to tenants for signature.
5. Routine Inspections - Scheduling routines for the property manager, sending notices to tenants via CRM and sending inspection reports to landlords.
6. Change of Shared Tenancy/Lease Variation - assisting with the administrative work required if there are tenants who are vacating and onboarding in the middle of the tenancy. Conducting reference checks for the applicants and seeking approval from owner then creating the tenancy variation for signature.
7. Processing Maintenance requests, Work orders, Quotes - Checking of maintenance requests daily and sending work orders to designated tradesmen to sort out. Organizing quotes if needed and monitoring/following up as often as required.

9. Processing and filing of invoice (water and maintenance) - Knowledgeable in calculating water invoice as well as processing maintenance invoices in the CRM.
