JOB OVERVIEW

About Us:
We are a real estate development company specializing in property flipping and renovation projects. We are seeking a proactive and organized Virtual Assistant to support our team in managing various aspects of our projects and administrative tasks.
Responsibilities:
* Project Management:
* Order materials, create quotes, and organize orders for pickup.
* Organize the on-site to-do list and keep the flip schedule up to date.
* Conduct deal searches, compile property documents, and handle lender packages.
* Send new deals for builder's risk coverage.
* Pull permits for properties, schedule inspections, and manage permit-related tasks.
* Communication and Administration:
* Schedule appointments and coordinate with granite, carpet, and other trade contractors.
* Post ads on social media platforms like Facebook and Upgrade to see actual info.
* Resolve delivery issues and update the schedule/calendar accordingly.
* Handle paperwork, including sending documents to Execuhome and managing listing agreements and property disclosures.
* Coordinate offers from our listings and manage communication with relevant stakeholders.
* Book property showings for our teaUpgrade to see actual infombers, including Steve, to view prospect properties.
* Assist with ad hoc projects and responsibilities as they arise.
* Financial Management:
* Update financial records and manage insurance-related tasks, including requesting refunds and sending necessary documentation.
* Property Management:
* Set up new property listings, including uploading photos, descriptions, and managing posts.
* Handle social media postings related to property listings and updates.
* Conduct research on agents when offers are made and manage the renovation checklist and inventory needs.
* Keep track of dumpster counts and order them as needed for our projects.
* Contractor Management:
* Assist in running funnels and interviewing contractors.
* Ask qualifying questions to contractors regarding their availability, budget, tools, and crew size.
* Manage purchase receipts and organize them for team use.
Requirements:
* Proven experience as a Virtual Assistant or relevant administrative role.
* Excellent organizational and time-management skills.
* Strong communication skills, both written and verbal.
* Proficiency in using productivity tools such as Microsoft Office or Google Suite.
* Knowledge of the real estate industry or willingness to learn.
* Ability to work independently and manage multiple tasks efficiently.
* Attention to detail and ability to prioritize tasks effectively.
* Must have reliable internet connection.
