Vacation Rental Virtual Assistant

OKKM LLC is looking for ANOTHER Vacation Rental Virtual Assistant (VA).
We are in search of a capable, competent individual who will grow with us.

* Must speak/write english fluently
* Must have access to email
* Must have access to whats app
* Must have strong internet service
* Must have access to VPN and a smart phone
* Must be willing to work during EST
* Handling listings in New York is a plus

Experience required with the following platforms:
- Upgrade to see actual info/Furnished Finder
- Turno
- Schlage
- Amazon/Walmart
- Google Workspace
- Previously managing listings in NYC and Florida is a plus

Responsibilities:
- Manage all guest inquiries, reservations, and correspondence via Airbnb/VRBO, email or phone.
- Respond promptly and professionally to guest queries, ensuring high-quality hospitality and customer service.
- Coordinate check-ins and check-outs with cleaners.
- Manage guest reviews and feedback.
- Organize property listings on various rental platforms, ensuring accuracy and up-to-date information.
- Manage calendars, scheduling, and coordination of property maintenance or cleaning.
- Handle billing, invoicing, expense tracking, and basic accounting tasks related to the properties.
Maintain and update databases and records of guests, bookings, and property-related information.
- Demonstrate proactive problem-solving by anticipating guests' needs and addressing potential issues before they arise.
- Take ownership of tasks and follow through, actively seeking ways to maintain smooth and efficient operations.
- Identify opportunities to streamline processes and improve efficiency in the operations, guest communication and administrative tasks.
- Offer suggestions and contribute to the development and improvement of standard operating procedures to optimize property management.
- Place orders online to restock supplies. using Amazon, Walmart, Bjs and Kohls
