Property Manager / Executive Assistant Role- DAYTIME hours

Seeking a self-starter for role in growing real estate investment business in the SE United States. DAYTIME Philippines hours- you don’t have to work the “graveyard” night shift!

You will serve in crucial property management functions like advertising & operations for our business as well as act as an Executive Assistant for the owner of the business (Aaron).

Our top 3 needs:
1. Very minimal accent, completely fluent in English (please include a video sample)
2. Self-starter; we will provide plenty of training, but need you to take initiative
3. Happy to work with people, serving our tenants well and finding great new tenants

Education: bachelor’s degree preferred (master’s degree a bonus but by no means required)
Pay: we believe in strong compensation for strong talent! This role is full time and pays up to $10/hr starting, with room for growth. Please let us know your compensation target. We pay 13th month as well. If you're happy to start out at 30 hours a week, please let us know.

Hours: You have flexibility in your hours, but this role is filling a crucial need for us to have weekend and night-time interactions with potential tenants and act as emergency support overnight US time. Potential schedule below (Manila time):
• 5AM-7AM: work with tenant applicants
• 7AM-9AM: personal time, breakfast, exercise etc.
• 9AM-12PM: any high-focus, detail-oriented work
• 12PM-2PM: personal time- long lunch, nap, etc. if you had to work extra the day before, make this even longer!
• 2PM-5PM: any work that might benefit from coordination with our teaUpgrade to see actual infomber in Europe (that would be her 8AM-11AM). if you had to work extra the day before, make this even longer!
• 8PM-9PM: potential training or meeting with Aaron or our European colleague- if you work here, subtract work from the earlier schedule or the next day

Hours constraints:
1. Monday through Thursday, must work for 1-2 hours between 5am-8am Manila time to talk to potential tenant applicants, AirBnB guests, etc.
2. Must be able to answer the phone for emergency requests (e.g., like a water heater broke and water is pouring from the ceiling) from tenants between 9am-6pm Manila time (this is only needed 1-2 times per month but important when it is needed)
3. “On call” on Saturday OR Sunday to talk to tenant applicants, respond to or approve AirBnB, or field emergency calls- this never needs to be more than 2 hours- anything more and Aaron will take over. You pick either Saturday or Snday
4. Be willing to have occasional meetings at 430AM Manila time- we have one teaUpgrade to see actual infomber in eastern Europe so that may be the only time we can get everyone on a meeting
5. Other hours at your discretion and schedule

Growth potential: As you grow in experience in the company, and our business grows, you may specialize on either property management or EA work and take on higher level responsibilities, depending on your interests! You will learn a lot about managing a real estate investment business and become an essential partner to the owner.

Technology required:
1. Strong/reliable internet connection
2. Service that provides US phone number with no connection lag etc
3. Work from home preferred- dual monitors preferable
4. Consistent electric power

Experience with these is a must:
1. Property management
2. Consumer/tenant sales or strong consumer/tenant interaction

Experience with these is a bonus:
3. Supporting business owners as an EA
4. Excel (or google sheets)
5. Website design or maintenance (basic, using wix or squarespace etc)
6. Marketing - i.e. using Mailchimp or other email services
7. Electronic signature platforms

Example initiatives:
1. Property management- we are all about finding great tenants and serving them well!
a. Post or modify ads for our rental properties
b. Follow up with tenants, screen for qualifications and answer questions
c. Coordinate showings of our properties
d. Draft leases and follow up to get signature
e. Coordinate lease renewals
f. Monitor rent payment and follow up on issues
g. Solve interpersonal issues with our tenants living in roommate situations
h. Field emergency calls and determine whether it is worth bringing to Aaron (or waking him up ????)
2. Executive assistant- help us improve the oversight and growth of the business!
a. Write monthly update to clients and friends of our real estate brokerage business
b. Monitor transaction milestones for new real estate purchases
c. Monitor and respond to email
d. Set up meetings to increase deals & speed up growth of rental portfolio
e. Respond to bookkeeper questions
f. Oversee calendar and ensure key items happen according to cadence
g. Pay bills for the business
