Job Description:

As a Lead Manager at the Garrett Real Estate Group, you will play a crucial role in identifying and nurturing potential leads, particularly motivated sellers interested in selling their properties. You will be instrumental in driving our wholesale operations by engaging with sellers and facilitating the acquisition of properties for our investor clients.

Responsibilities:

Lead Generation: Utilize various sources to identify motivated sellers and generate leads for potential property acquisitions.

Lead Qualification: Conduct thorough assessments of leads to determine their level of motivation and readiness to sell their properties.

Lead Follow-Up: Engage with leads through phone calls, emails, and other communication channels to nurture relationships and assess their interest in selling their properties.

Lead Classification: Categorize leads based on their level of motivation and urgency, prioritizing follow-up activities accordingly.

Situational Awareness: Demonstrate keen situational awareness during conversations with sellers, understanding their needs and concerns to effectively guide them through the selling process.

Lead Transfer: Coordinate seamless handoffs of qualified leads to the acquisitions team for further evaluation and processing.

Documentation: Maintain accurate and detailed records of lead interactions, including notes on discussions, follow-up actions, and outcomes, using our CRM system.

Collaboration: Collaborate closely with the acquisitions team to ensure smooth transitions and timely follow-up on qualified leads.

Requirements:

Experience: Proven experience as a Lead Manager or similar role, preferably in the real estate industry with a focus on wholesaling properties.

Communication Skills: Exceptional verbal and written communication skills, with a knack for engaging with individuals over the phone and building rapport.

Sales Acumen: Strong sales and negotiation skills, with the ability to identify opportunities and persuade potential sellers to take action.

Customer Focus: Customer-centric mindset with a commitment to delivering exceptional service and value to clients.

Attention to Detail: Meticulous attention to detail when documenting lead interactions and maintaining records.

Location: Must have lived in the United States at some point during their life, whether during their college career or other experiences.

Availability: Flexible availability to accommodate varying lead follow-up schedules.
