COMPANY OVERVIEW
Down to Earth Investments is a fast-growing land investment company that is sending out more than 20,000 blind offer letters per month to owners of large acreage vacant land. These offers currently generate somewhere between 60 - 100 leads per month for our company. The Operations Manager will be responsible for adding all new seller leads into our CRM and providing all crucial information to our Acquisitions Manager so that he can call the seller lead and begin the sales process.

JOB OVERVIEW
This position is focused around helping the owners buy about 50 vacant land parcels per year. We purchase them off market through direct mail and then relist them on the open market at a much higher price. Your position is designed to help the owners onboard the leads and help those leads move smoothly towards the end goal - which is to have them sell on the open market. The Acquisition Manager will handle all communication with the leads, it will be your job to assist with all of the administrative activities that are needed to move each parcel of land closer to a sale.

SALARY:
$5-10/hr depending on experience

Commission: Commissions are paid out quarterly based on company results. On track commissions for the year would be $5,000 if all targets are hit.

WORK SCHEDULE:
8 hour shift
9 am - 5 pm EST
Monday to Friday
Weekend availability from time to time

-Fluent in speaking and writing English

JOB RESPONSIBILITIES

ON ACQUISITIONS SIDE OF BUSINESS
-Adding all seller leads into Pebble our CRM (leads should be entered into the system within 5 minutes after coming in)
-Reviewing and adding property details such as topography, flood zone, wetlands, legal access, utilities, etc into the property record in our CRM
-Convert leads from company email inboxes to company CRM system
-Communicate with title companies during closing
-Creating purchase agreements
-Emailing purchase agreements for digital signatures
-Communicate with realtors to confirm our pricing before buying a property
-Manage and track deals we are purchasing and selling as they go through the title and closing process to ensure a timely close
-Other tasks as assigned by owners

ON DISPOSITIONS SIDE OF BUSINESS
-Researching real estate agents in various counties for sale of our properties
-Forwarding paperwork to be signed to owners in order to list properties with agents
-Hiring photographers to photograph properties
-Creating property listings to sell w/owner finance terms
-Communicate with realtors to sell properties we have purchased
