JOB OVERVIEW

We are looking for a Property Manager based in Philippines- FULL-TIME

Remote Job for a US based Real Estate Company

Working Hours: 9PM to 5AM (PH time)

Competitive salary package plus bonus

Responsibilities:

Oversee, maintain, and inspect all designated buildings and properties

Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies

Select tenants through interviews and background checks

Collect Rent and Charge tenants

Manage on-site staff, vendor and contractor relationships

Address tenant complaints, violations, and problems

Prepare and maintain all records, correspondence, and files

Draft and review contracts with tenants by negotiating leases and collecting security deposits

Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.

Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and other maintenance services

Maintains building systems by contracting for maintenance services and supervising repairs.

Enforces occupancy policies and procedures by confronting violators.

Prepares reports by collecting, analyzing, and summarizing data and trends.

Find and onboard subcontractors and maintain constant contact

Accomplishes organization goals by accepting ownership and exploring opportunities to add value to job accomplishments


Qualifications:

Accounting graduate with equivalent work experience in property management will be considered

Highly proficient in Microsoft Office **Experience with AppFolio is a plus.

Strong interpersonal skills

Proven ability to comply with operational policies and procedures, codes, and regulations

Excellent communications skills

Exceptional organizational, problem-solving, and interpersonal skills

Willing to be trained

Strong familiarity and working knowledge of affordable housing laws and anti-discrimination legislation
