JOB OVERVIEW

Looking for an experienced property manager to join my real estate company of Airbnbs and rentals based in Dallas, Texas USA. The company is called DJ Properties (Upgrade to see actual info) - founded in 2022, we are a premier rental housing company for travelers specializing in short, mid, and long-term rentals in Dallas and California with 30 properties.

We’re growing fast and looking for someone who cares a lot about high quality work, self-motivated, and trying to grow themselves with us so that we can reward them as we scale to 100 properties. We want someone who is a team player, active, and take ownership - we pride ourselves on giving bonuses for high performers. You will work directly with our CEO who has hired and managed 30+ people in the past and you will work with another virtual assistant who handles our evening hours.

REQUIREMENTS
- Managed a portfolio of Airbnbs before successfully (must provide references)
- Experience with property management software (we just moved to Hostaway from Guesty)
- Strong critical thinking and coordination skills to manage issues as they come up and deal with landlords, maintenance, and guests.
- Expert writing and speaking skills are required ideally with experience in hospitality customer service.
- Highly responsive to phone and email communication (under 5 minutes).
- Highly organized, tracks and follows-up, and doesn't let anything slip through the cracks.

ABOUT THE ROLE
- Fully remote, full-time, long-term role.
- Training will be provided to learn the platforms and procedures in the first few weeks.
- Expected working hours: Monday to Friday 6am - 3pm CST (Dallas time). We can change these a bit if needed.

This role has 3 main functions:
1. Customer Support of Tenants / Guests / Rental Platforms
a. Managing problems by following Statement of Procedures (SOP) document and improving that documentation
b. Handling realtime messages or issues that come up from guests (smart lock codes, property questions, cleanliness issues, reservation updates, early check-in, etc.)
c. Tracking lease expirations and sending updated leases to tenants
d. Managing our Hostaway inbox, Gmail inbox, and using OpenPhone for taking calls and sending texts
e. Managing claims, disputes, and negative reviews through rental platforms support channels like Airbnb and VRBO
f. Sending extension, discount, and monthly offers to guests

2. Managing Cleaner Workflow & Quality and Maintenance Completion
a. Making sure cleaners schedules are correct and that they correctly complete the clean by reviewing photos and updating sheets and communicating feedback back to them
b. Making sure all maintenance tasks are assessed and addressed in a timely manner, including researching new vendors / contractors
c. Manage communication with Landlords for escalating maintenance issues and lease renewals
d. Ordering anything from Amazon / Target for the properties

3. Data Entry / Marketing
a. Pulling data from Hostaway, emails, and Chase bank and inputting them into Google Sheets and Hostaway to help with financial reporting
b. Researching available rentals that meet our criteria in the Dallas area and inputting them into Google sheets
c. Marketing and refreshing properties on rental sites such as Craigslist, Zillow, Facebook Marketplace, Furnished Finder, etc. and our social media (mainly Instagram and Facebook)
d. Adjusting PriceLabs settings based on revenue and occupancy procedure
