JOB OVERVIEW

This is a work-from-home set-up, graveyard shift (7pm-3am)

We are a U.S. based General Contractor specializing in franchise construction projects in need of a project manager. The project manager will assist our most senior construction executives with a variety of managerial tasks throughout the duration of the construction process starting with pre-construction to project close-out. Below are some (but not all) of the tasks you will be responsible for:
• Review architectural plans, project budget and verify scopes to be awarded to subcontractors
• Coordinate with estimators to review subcontractor bids and negotiate pricing
• Prepare AIA (standardized US construction) contract agreements for both subcontractors and franchise project clients
• Collect, organize, and file all relevant subcontractor including tax documents, insurance certificates and signed contracts
• Prepare project checklists to monitor material, supplies and equipment ordering with respect to the project schedule
• Coordinate purchases with project vendors
• Monitor subcontractor invoices and track project payables
• Prepare subcontractor change orders
• Answer daily project related emails from subcontractors, vendors, permitting departments, architects, and clients
• Prepare final lien waiver templates and manage all administrative documents required for project close-out

Qualifications and Skills:
• Understanding of construction process and scopes of work
• 5+ Years’ experience in construction project management
• Experience working for a General Contractor with preferred experience in the U.S.
• Preferred: Bachelor's degree in Architecture, Civil Engineering, Mechanical or Electrical Engineering
• Strong initiative to complete tasks without direction from senior project managers
• Excellent communication skills displaying confidence in English and construction related matters
• Detail oriented and ability to multi-task
• Problem solver and analytical thinker
• Ability to work under pressure
• Proficient in MS Office, MS Teams and Adobe
