We are looking to add a part-time (to start the learning process), and move into
full-time Acquisition Manager for our eventual team at Upgrade to see actual info.
Compensation will increase with ability and responsibilities to learn and produce and then to hire and run our team as we grow. This is a great opportunity for an enthusiastic person that wants to build their own team in a positive and encouraging environment.

We buy and sell land across the United States.
We specialize in vacant land, and do not sell any other type of real estate.

For generating sellers leads we send offers to landowners thru Direct Mail

We currently generate 25-30 new seller leads from direct mail per month.

In this role, you would be learning how to gather and scrubb data on vacant land so we can determine value and make written offers to seller leads, learning to compile comparable sales, taking inbound calls. Dealing with purchase agreements. Sending purchase agreements to Title companies and or attorneys. following up with leads, and negotiating our purchases,

We are looking for someone who has real sales ability that can confidently speak and deal with our customers. Please do not apply if this is not you!

On average, you'll be making 5-20 calls per day, with an average daily talk time of 30- 60 minutes per day. Outside of calling, you'll also be expected to follow up with sellers leads through text and email.

Our business requires that you develop a deep understanding regarding vacant land in the United States. We provide training on this, but you must be motivated to learn. We also require that you learn how to find comparable sales on vacant land to figure out how to price our offers.

Many of our sellers have very specific questions about real estate and the closing process when we purchase the land from them. It's our expectation that you will spend the first 2 weeks on the job going through our training and preparing yourself for getting on the phone and negotiating with sellers.

Skills needed...

1) Fluent in speaking and writing English
2) Minimal foreign accent (many of our sellers want to feel like they are speaking with someone in the United States)
3) Detail Orientated (all the property details and notes of the calls must be added to the pebble CRM)
4) Kind and empathetic. Truly able to be a team player. An thrive in a positive environment
5) Hungry for professional growth (As this is a salary + commission role, you are in control of how much you'd like to earn. We want someone who is motivated to help others and wants to make an incredible income).

We are looking for part -time 10-20 hrs per week while learning the position and full time as your knowledge and contribution to the company grows.
We place the highest value on a Long term relationship to grow with the company

Technical Skills needed...

1) Downloading data & scrubbing with excel
2) CRM experience, (we use Upgrade to see actual info)
2) Familiar with Google workspace
3) Proficient with using County websites to source property information
4) land Upgrade to see actual info for reviewing data for the properties we are looking to buy
5) Upgrade to see actual info for comping properties
6) Upgrade to see actual info for comping properties

7) Perform research, with our software, to find the most productive USA counties.
(The highest sold to for sale ratios) so they sell quickly.
8) Download county data with property information and scrub the data to our specs

Pay:
Base Salary between $6/hr-$10/hr (depending on experience)
Commission: 1.5% Commissions are based on profit of sold / closed deals.
(paid quarterly). On track commissions for the year would be $6,000-$10,000 USD
