Need Full time reliable assistant, who can add value to our business. We are a brand new company so we need someone who is skilled and has experience working for a full service real estate investment firm. Must be very responsive, witty, fun, able to think quick, and must be an expert in sales/ negotiations. (IF NO EXPERIENCE, WILLING TO TRAIN THE RIGHT PERSON)
*Research wholesale properties (30-50%) below market value
*Make reports on what was accomplished for the day
*Collect property information sheet and pictures from seller to market property
*Required to create comps and a comparative maket analysis (CMA) for properties
*Receive Incoming calls- Once a buyer or investor calls in, save all important info and get their property requirements and enter this information into freedomsoft.
*Track property owners' phone Numbers - If there is no phone number listed, track it down usingzabasearch.com, 411.com and whitepages.com
*Encode buyer’s information into a spreadsheet and freedomsoft- Every time a buyer calls in, encode all required important information needed and get their buying criteria.
*Consolidating files of potential buyers and motivated sellers separately.
*Outgoing calls for sellers/investors- Calling sellers/investors and get all of their property requirements.
*Look for properties available for a certain buyer based on their criteria then if found one, call back the buyer and inform him that about the property he has been looking. Get all details and save.
*Post ads on various sites - Posting ads for sellers and buyers on Craigslist and Backpage.com, Google, and Kijiji
*Create Social Media Network for the Investor, i.e Facebook, Meetup, twitter and etc. and post properties there.
*Running comps to check the property value of properties in zillow.com, eppraisal.com, cyberhomes.com
* Set up property showings between buyers and seller
*Create property listing spreadsheets by researching, and adding off market properties to sheet and organize list.
*Must be able to provide customer by telephone, email, text. Must be very quick to respond and provide excellent customer service.
*Keep our CRM freedomsoft very organized and update client information monthly so we have their complete investment criteria.
*Must scrub leads from craigslist, and figure out if its a good deal or not for our company to pursue
Must be able to complete any additional request required by CEO
*Must be Microsoft word, powerpoint and excel pro
*Must be comfortable talking on the phone and have a computer and/ or laptop and phone to make calls
*Must understand and create Real Estate Purchase Contracts and Assignment Contracts for deals as needed.
*Organize Company Email Database
