JOB OVERVIEW

THE OPPORTUNITY
We are looking to engage a full-time virtual property manager to service our client based in the USA.

Our client has been in business for 20 years and growing fast. As a REMOTE PROPERTY MANAGER, your role will focus primarily on various tasks to support the daily operations of the business as well as liaison with tenants and service providers. This is a contractual position as a self-employed freelancer and can be done remotely at home with a fast computer, fast internet connection, a quiet work-space at home and the right gear.

Extensive training and support will be provided.

JOB REQUIREMENTS AND QUALIFICATIONS
Bachelor's degree in Real Estate, Business, Management or related field.
2+ Years Experience in Property Management or similar industries answering calls, texts and emails.
Basic to intermediate knowledge of social media and digital marketing.
Excellent interpersonal and communication skills.
Excellent English communication skills (both written and spoken). Speak and write English proficiently like a native English speaker.
Leadership experience with the ability to motivate and dictate schedules to local teaUpgrade to see actual infombers, clients and vendors.
Knowledge of US property repair laws and regulations preferred (CA laws).
Strong eye for detail and follow-ups.
Has own laptop or computer and workstation at home with specs capable of doing the job.
Has a fast, reliable Internet access capable of doing voice, video calls (At least 50MBPS download and 20MBPS upload) with a backup power or Internet device.
Has a quiet and distraction-free workspace at home to do calls and meetings.
Can work independently with minimal supervision.
Must have a positive attitude, an honest and sincere desire to help people, good customer service, be extremely reliable, responsive and a critical thinker with common sense.
Willing to work graveyard shifts and even weekends, if needed (US PST).
Willing to take a pre-employment assessment test (see below).

SCOPE OF WORK (JOB DESCRIPTION)
Advertising the various apartments that are available in the US on various websites and social media platforms (Zillow, Facebook, Marketplace, Craigslist and others) every day and emailing us links to the live ads.
Promptly answering calls, texts and emails and calling/texting prospective tenants using appointment scheduling software Upgrade to see actual info. You will be communicating with generally 70-120 leads per day.
You must answer the prospective tenants’ questions, make them feel comfortable and convince them to both come to see the apartment and to apply to rent the apartment.
Promptly answering calls, text and emails from current tenants at a property we manage and helping with needed repairs or complaints.
Scheduling repairmen, plumbers, handymen etc. to perform the repairs and making sure the repairs are completed and the current tenants are happy and accurately record all maintenance requests received by current tenants using Yardi software. You must take responsibility for the repairs that need to be done and make sure they are completed and the tenant is happy. We will help and support you.
Organizing digital files and information.
Help with various other property management tasks as needed (e.g., preparing lease documents, sending letters to tenants, finding handymen and appliances).
MUST be 100% available, working and responsive Monday - Saturday 9am-6pm PST. You must devote all your time and attention to work during that time.

WORK HOURS
Work from home. Full-time freelancer, contractual position
Amenable to work with different shifts as needed
Work hours: Monday-Saturday, 9AM to 6PM PST
Any overtime needs to be pre-approved by the client
8 hours + 1 hour break, 5 days a week, 2 days off per week
US Holidays are off and unpaid

ADDITIONAL NOTES
You will be reporting to designated manager and manager will provide your compensation and other administrative needs.
Contract is subject to an “evaluation period” and subject to contract renewal based on performance of the freelancer.
