Job Title: Assistant Project Manager (Real Estate and Construction)

Position Overview:

Type of Role: Flex - Part Time during Probationary Period

Expectations:
As an Assistant Project Manager, you will play a crucial role in supporting our project management team in all aspects of real estate development and construction. You will work closely with project managers, architects, engineers, subcontractors, and clients to ensure the successful planning, execution, and completion of our projects. This role requires a strong background in construction project management, expertise in scoping, estimating, and scheduling, as well as proficiency in architectural drafting and planning.

Responsibilities:
1. Collaborate with project managers to develop project scopes, budgets, and schedules.
2. Assist in the preparation of comprehensive bid packages, including detailed cost estimates and material take-offs.
3. Create detailed work breakdown schedules (WBS) with dependencies on materials and installation tasks.
4. Coordinate with subcontractors and suppliers to obtain accurate pricing and lead times for materials and services.
5. Conduct regular site visits to monitor progress, quality, and safety compliance.
6. Assist in resolving construction-related issues and conflicts to ensure timely project delivery.
7. Utilize project management software to track project milestones, budgets, and resources.
8. Provide support in reviewing architectural plans and drawings to ensure compliance with specifications and building codes.
9. Assist in the preparation of permit applications and other regulatory documents.
10. Collaborate with the design team to develop and refine architectural plans and construction documents.
11. Strong business acumen and strategic thinking skills.
12. Proven track record of success in business development, sales, or client relationship management.

Requirements:
1. Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
2. Minimum of 3-5 years of experience in real estate development and construction project management.
3. Proven expertise in scoping, estimating, and scheduling construction projects.
4. Strong proficiency in architectural drafting and planning software (e.g., AutoCAD, Revit).
5. Excellent organizational skills and attention to detail.
6. Ability to effectively communicate and collaborate with diverse stakeholders.
7. Knowledge of construction techniques, building materials, and industry best practices.
8. Familiarity with project management software (e.g., Monday, Procore, Primavera, MS Project).
9. Strong problem-solving skills and ability to work well under pressure.
10. Relevant certifications (e.g., PMP, LEED) are a plus.
