### **Primary Responsibilities:** It will not be easy but what you will learn will be worth it


1. **Vendor Management and RFQ**:
- Sends out Request for Quotations (RFQ) for various services and selects vendors based on quality and cost-effectiveness.
- Manages and build relationships with vendors, tenenat and external stakeholders
- Oversees vendor payments, ensuring timely compensation for products and services delivered.
- Facilitates communication with vendors to ensure seamless service delivery and address any issues.
2. **Property Maintenance and Renovation**:
- Manage and oversees minor handy jobs and significant renovations to maintain property standards.
- Monitors plumbing, electrical, HVAC, and cleaning services, ensuring properties are well-maintained and functional.
3. **Tenant Management**:
- Addresses and resolves tenant complaints in a timely and satisfactory manner.
- Fosters positive tenant relations, addressing concerns, and ensuring a pleasant living environment. Sends out notices regarding property regulations and handling any disputes.
4. **Property Listings and Tenant Onboarding**:
- Manages property listings on various marketplaces to attract potential tenants.
- Coordinates virtual viewings for interested parties, providing detailed information and answering questions.
- Schedules and conducts in-person viewings, highlighting property features and addressing any queries.
- Tenant Onboarding and Verification, Conducts interviews with potential tenants to gauge suitability. Verifies tenant credentials, references, and financial stability to ensure trustworthy occupants.
- Inspections: Oversees move-in move-out inspections inspections, documenting property condition and ensuring all amenities are functional.
5. **Administrative Tasks**:
- Oversees the drafting and execution of tenant agreements.
- Manages day-to-day property tasks, from communication to financial management.
- Reports to senior management regarding operational performance and any significant challenges.
- Continuous Improvement: Identifies opportunities for process improvement and implements strategies for enhanced efficiency and tenant satisfaction.
6. Billing and invoicing
- process and capture data from invoice into google sheet
