in the Philippines. With 2 years experience in Managerial Position and 6 years experience as an Executive Sales Agent in one of the top developers selling condominium properties and house & lots.
My primary focus has been on selling and presentations of projects on our wide variety of property investments from inquiries locally and abroad, ensuring the accuracy and consistency of computation, inventory, promo updates, pricing changes, and ECRM data management.

SALES MANAGER
? Customer Relation Management System - Daily monitoring and recording client’s information with their inquiries to monitor the progress of the transaction and schedules from online inquiry, to sample computation and site/project visit.
? Setting goals and meeting with my Sales Team - Planning and goal setting to track our target and sales commitment with the company, our priority is to tackle and share insights with the current inventory availability, promo mechanics and terms, customer status in CRM from conversion of leads, prospects, trippings, feedbacks and handling objections to continuously have a good relation with our clients.
? Meeting with our Sales Division Team - Weekly and monthly quota presentations and year to date production. With promo discussion and new project launching to entice more clients and prepare for the current Real Estate Market Trends to help our sales force meet the annual target.
? Client presentation and assistance - I am very hands on in providing help, guidance and assistance with each of my Sales Agents on project presentation virtually via Zoom or MS Teams or face-to-face to conduct unit or property inspection and to close the deal.
? Marketing and Digital Ads - I encourage and monitor my team to always be active and attentive in social media especially with our running paid ads and inquiries to boost client engagement.
SALES EXECUTIVE AGENT
? Customer Relation Management System - Recording inquiries from leads, prospects, scheduled visit for viewing of units and follow ups especially the closable accounts.
? Goal Settings and Target Quota - My motivations aside from commissions are the free travel incentives and awarding. I’ve been included as one of the top sellers here in our developer in years ---------- to join the circle of agents that enjoyed our local tour incentives here in the Philippines and abroad like in Japan, South Korea and Paris, France
? Client assistance and presentation - Assisting clients inquiries and referrals from previous sales, sending new promo and project launches and doing after sales activities like unit inspection, turnover, payment of Real Property Tax and title releasing.
? Posting Ads via Facebook and Marketplace -
Promoting online ads to reach our target clients and gain quality inquiries with our Ready For Occupancy and Pre-selling Projects for investors and end-user clients.
? CREQ or Completion of Requirements - Submission of completely filled out application forms with IDs, proof of income like Certificate of Employment and Income Tax Return, signed Deed of Sale, Contract to Sell, Deed of Real Estate Mortgage if via financing and Deed of Assignment For Limited Common Area and payments like Manager’s Cheque or Post Dated Checks with Acknowledgement Records and Official Receipt from the accounting department.
? Home Loan Bank Assistance - Helping clients with the bank loan application and as a requirement if acquiring a property via financing. We submit all the requirements directly to the bank’s head office and account officer for faster and to track the progress of the application.
? Rentals and Leasing Activities - I handle units for lease with short term stay and long term contracts, make and edit contracts, have it notarized and submit complete requirements to the owner, tenants and also to the admin office. I facilitate the maintenance and repairs needed in the unit and tenant’s concern about the utilities. I do monthly reminders for tenants thru message, email or call for the monthly rental payments and I sometimes deposit cash or check to the lessor’s bank account.
COMMUNICATION TOOLS:
Google Workspace
? Google Drive: Managing shared folders for production files, inventory updates, latest video presentations, construction updates, promo mechanics, and other essential documents.
? Google Sheets: Including computations, standard and reopen availability inventory and competitors checking to compare existing and other promo based on current market demands.
? Google Docs: Compiling essential information like login credentials, FAQs, and standard presentation procedures.
? Gmail: Handling email communications to retrieve necessary information and maintain efficient workflows while primarily using Facebook Messenger, Viber or WhatsApp for more convenient communication on various matters with clients.
EDITING TOOLS:
Canva
? Editing images and videos for online ads (e.g., making the ads more enticing and informative by adding property details to make them visually appealing ads).
? Creating organized folders for presentations for local and international clients.
? Crafting templates for email and SMS campaigns, promotions, and events to ensure brand consistency and project highlights.
