I've been working as a Transaction Coordinator since 2015 for different US-based real estate companies. These are the companies that I have worked with and you might be familiar with: Re/Max, Keller Williams, MKT Properties and NextHome (2BUY-R-SELL). I have helped in setting up, collecting and completing the contract documents, updating the listing status, contacting third party vendors and input listings in MLS. I have processed hundred of transactions from listing to closing. Also, I've worked in property management for almost five years. I used to be a maintenance coordinator. I create invoice and bill using Appfolio. I am a remarkable communicator, well-organized and I can work well with any kind of people.• List of tasks that I've done from the past:LISTING SIDE:Listing to Contract- Draft listing presentation (once approved, send to seller for signature)- Enter client's info in CRM (Command, Brivity, Sisu, etc.)- MLS entry- Open title- Order seller's coverage policy- Order photos- Create Net Sheet- Draft Seller disclosure and Lead Based if applicable then add the docs to MLS attachments- Once the listing goes live, send the MLS link to seller to check accuracy.- Sync Supra lockbox to the MLS listing- Post live listing to social media- Upload all listing files in Command and submit for approvalContract to Closing- Upload all offers in drive- Send the offer breakdown to the seller- Once an offer accepted, send introduction email to all parties- Send "Under Contract" email to the seller and provide the next steps- Confirm inspection date- Save executed contracts, addendum, amendment, Upgrade to see actual info drive and Command- Submit file to Command for Compliance- Upload Title Commitment, Tax Certificate and Home Warranty Invoice in drive- Order HOA Resale Package (if applicable)- Send pre-closing reminders to seller- Check with title if clear to close and confirm actual closing date- Once the wiring confirmed, send congratulations email to seller- Post Sold listing in social mediaBUYER SIDE:- Draft Buyer Docs and send to buyer once approved- Draft Offer- Send "Under Contract" email to client once offer is accepted- Send Introduction Email to Listing Agent, Title and Lender- Save executed contract, disclosures, pending MLS page, Tax Record and amendment to drive- Confirm if EMD (Earnest Money Deposit) has been received- Order Warranty (if applicable)- Schedule inspection- Draft Repair Amendment (make sure to execute before Option Period expires)- Follow up HOA docs- Title Commitment received and saved to drive- Save HOA Resale Package to drive- Follow up status of loan (if financed)- Schedule final walk-through- Appraisal received- Ask LA for the utility info, mailbox and keys- Send Buyer pre-closing reminders- Confirm with lender if CD has been signed- Receive clear to close notice- Save all closing docs to drive- Post Sold photos in social media• List of all CRM, systems, programs and tools used:- Brivity- Wise Agent- BackAgent- Command- Docusign Transaction Room- Zipform- Rent Manager- Appfolio- Dotloop- Adobe Acrobat Pro- MS Office- MLS- ShowingTime- Dropbox- Google Drive- Gmail- Asana
