JOB OVERVIEW

Part-Time to Start (20-30 hrs/week)
$800–$1,100/month
Location: Remote (must work EST hours, 9am–5pm preferred)


About the Role
We’re looking for a sharp, resourceful Real Estate VA to support our growing flipping company behind the scenes.
While your main responsibility will be project management support—helping keep renovations on schedule, budgets tracked, and files organized—you’ll also have the chance to assist with other parts of the business over time, including:
- Transaction coordination
- Acquisitions
- Dispositions
- General operations
- This is a great fit if you’ve supported a real estate investor, house flipper, or construction team before—even if you weren’t a formal PM. If you're organized, proactive, and love keeping things on track, we’ll teach you the rest.


What You’ll Do
Daily/Weekly Responsibilities:
- Organize project folders in Google Drive (you’re the digital clean freak here)
- Update budgets, timelines, expenses, and EOD progress in FlipperForce
- Upload contractor invoices + organize draw request files for lenders
- Schedule walkthroughs, inspections, and appointments
- Collect quotes from subs (painters, roofers, plumbers, etc.)
- Generate SOWs and Budgets based on PM/CEO input
- Build and manage material lists as needed
- Keep the punch list and “to-do” items current for each site
- Apply for and manage utility accounts (power, water, internet)

Communication:
- Keep daily contact with the PM to track needs + updates
- Coordinate with contractors, runners, and vendors
- Handle draw requests with lenders and title companies
- Send reminders/follow-ups to field crews, PM, and vendors
- Report live project statuses on weekly team calls
- Assist the TC in the smooth transition of the property from being under rehab to listed on the market


You’ll Succeed If You:
- Have experience as a Real Estate or Construction VA (flipping or PM support strongly preferred)
- Know your way around: Google Workspace, Slack, FlipperForce, OpenPhone, ChatGPT
- Are organized AF—you think in folders, checklists, and due dates
- Can move fast, ask smart questions, and keep multiple projects running without dropping the ball
- Are proactive—you don’t wait to be told what to do


Hours & Pay
Part-time: 30 hours/week to start with potential to grow to full-time
Must be available during U.S. Eastern hours (9am–5pm preferred)
Pay: $800-$1100 based on experience

Test: Digital Cleanup + SOP for the Onsite PM

The onsite PM uploads photos, receipts, and files into Google Drive—usually straight from their phone, and often with unclear file names or no folder. Your job is to:
- Clean up the digital mess
Build a simple system the PM can realistically follow
Help keep things organized and easy to find for the CEO, lenders, and TC

Your Tasks:
- 1. Folder Cleanup:
- Describe how you would rename and organize the files above. You can use bullet points or folder structure format.
2. PM SOP:
- Write a simple 3–5 step SOP (Standard Operating Procedure) for the onsite PM to follow when uploading files from their phone. It should be easy enough that a busy PM can follow it in under 2 minutes.
