Virtual Assistant for Short-Term Rental Market Research (Arbitrage Strategy) – $3–$5/hr

I am seeking a detail-oriented Virtual Assistant to help me research short-term rental (STR) markets in the United States for my STR arbitrage business.

Your primary responsibilities will include:
- Performing overall market analysis for target cities
- Researching local STR regulations and restrictions
- Collecting data on average daily rates (ADR) and occupancy rates
-Identifying and providing links to 5–10 top-performing comparable listings (comps)
-Compiling your findings clearly and accurately in a spreadsheet

Each market will likely take 5–10 hours of work, depending on complexity.

This initial project is estimated to take 2–4 weeks, with potential for more work depending on performance, quality, and business needs.

Progress check-ins required: You will check in with me after completing approximately 4 hours of work on each market to share a rough summary of your findings so far. This will help us assess progress together and make sure you’re on the right track.

This role requires:
- Strong written English skills
- Excellent spreadsheet and data organization skills
- Experience in market research (experience with real estate or STR research is a big plus)
- Attention to detail and ability to follow instructions carefully

Pay:
- $3–$5 USD per hour, negotiable based on experience
-Estimated duration: 2–4 weeks of research work, with potential for ongoing projects and long-term collaboration if we’re a good fit.

Additional details:
Hours: Flexible, but a few hours overlapping with Hawaii Standard Time preferred (optional).
Deliverables: Organized in Google Sheets, with separate tabs for each market.
Communication: Regular updates via your preferred tool (e.g., Slack, email, WhatsApp).
