Job Title: Senior Property Operations & Service Delivery Lead
Location: Remote (Philippines-based)
Hours: Full-time, aligned to UK working hours
Salary: Depending on experience and level of proven fit — up to £1,200
About the role
We are hiring a strong operational leader for a UK property management business covering long-term rentals, HMOs, and short-stay / serviced accommodation.
This is not a general VA role and not a junior property admin role. We are looking for someone who can take ownership of the property operations function, manage people, control standards, and keep the department running without constant owner chasing.
You must already have strong hands-on knowledge of UK property management operations and also be capable of leading and managing a team. We are not looking for someone who only has admin experience or someone who is “willing to learn leadership later”.
Minimum non-negotiable requirements
Please apply only if you meet all of the following:
At least 2 years of direct experience in UK lettings / UK property management
At least 2 years of team leadership / people management experience
Strong working knowledge of UK long-term lettings
Strong working knowledge of property management systems, trackers, record keeping, and workflow control
Experience dealing with tenant enquiries, viewings, tenancy progression, referencing, tenancy setup, maintenance coordination, and landlord communication
Ability to manage and follow up on multiple live issues without dropping tasks
Strong written and spoken English
High attention to detail
Strong organisational discipline
Ability to hold other people accountable, not just do the work yourself
Strongly preferred
Experience with HMOs
Experience with short-stay / Airbnb / Booking.com / serviced accommodation
Experience with UK compliance administration (EICR, gas safety, EPC, deposit protection, prescribed information, tenancy documents, council/water updates, etc.)
Experience managing remote staff or VAs
Experience building or improving SOPs, trackers, and workflows
Strong lettings and occupancy management experience
Experience coordinating property onboarding, furnishing, refurbishments, or launch/setup projects
Experience managing multiple delivery workstreams at the same time across operations, lettings, and project/setup work, for example refurbishment of a long-term rental property and furnishing/setup of a short-stay property.
What this role is responsible for
Leading and controlling the day-to-day property operations function
Managing long-term rental operations
Managing or overseeing short-stay operational workflow
Overseeing tenant enquiry handling, viewings, applicant progression, and tenancy setup
Controlling maintenance workflow from report to resolution
Ensuring records, trackers, folders, and systems stay accurate and updated
Managing staff performance, follow-up, and accountability
Escalating only genuine owner-level issues
Helping improve systems, checklists, and operational discipline
Managing occupancy and void control across long-term and short-stay properties in line with agreed KPIs.
Ensuring property setup, furnishing, and refurbishment projects are coordinated and delivered on time, on budget, and in line with the agreed plan.

Property operations run in a controlled and predictable way
Tasks are not dropped
Staff are followed up and managed properly
Tenant, landlord, guest, and contractor communication is timely and professional
Maintenance and operational issues move forward without chaos
The owner is not dragged into routine chasing
Records, spreadsheets, and systems are accurate and usable
Problems are solved, not just reported
Important
This role requires both:
- strong UK property management knowledge, and
- real people-management ability
If you are excellent at doing tasks yourself but struggle to manage others, follow up on staff, or hold standards, this role is probably not the right fit.
