Elite Processing Team is a fast-growing U.S.-based mortgage processing company dedicated to serving mortgage brokers and loan officers nationwide. Our team specializes in processing residential mortgage loans from submission to funding — with a relentless focus on speed, accuracy, and compliance.
We work directly in the wholesale lending channel — partnering with top lenders including UWM, NewRez/Shellpoint, PennyMac, A&D Mortgage, Rocket Pro TPO, Freedom Mortgage, Plaza Home Mortgage, and others. We are building a world-class remote processing team in the Philippines to extend our capacity and deliver a seamless 24-hour processing cycle for our U.S. lending partners.
This is not a back-office data entry role. We are looking for seasoned, independent mortgage processors who can own a file from Day 1 and take it all the way to funding with minimal hand-holding.

What You Will Do
As a Remote Mortgage Processor at Elite Processing Team, you will independently manage a pipeline of active loan files for U.S. mortgage brokers. You will be the central point of contact between the loan officer, borrower, underwriter, title company, and lender — keeping every file moving on schedule toward a 15-business-day Clear to Close.
Daily Responsibilities
? Manage an active pipeline of 30–50 residential mortgage files simultaneously
? Review new loan submissions: 1003, credit report, AUS findings (DU/LP), and all initial documents
? Order and track all third-party services: appraisal, title, flood certification, HOI, VOE, condo documents, payoffs,etc
? Conduct full income analysis — W-2, self-employed, rental income, pension, SSI, commission
? Review asset statements: source, season, and document all large deposits per agency guidelines
? Build complete underwriting packages and submit directly to lender portals (UWM TRAC, POWER+, NewRez, A&D, etc.)
? Read and interpret AUS findings (DU/LP) — identify all PTD, PTC, and PTF conditions
? Clear all underwriter conditions with written LOEs, updated documents, and third-party verifications
? Manage TRID compliance: issue Loan Estimates and coordinate Closing Disclosure delivery within regulatory timelines
? Coordinate Clear to Close with title/escrow, confirm cash-to-close figures, and schedule signing
? Communicate proactively with LOs, borrowers, realtors, and settlement agents — daily updates required
? Maintain LOS with accurate milestone updates throughout the life of every file
? Perform post-close file review and upload trailing documents to lender portals within required timeframes
Lender & Platform Knowledge Required
You must have direct, hands-on experience processing loans in the wholesale channel. Retail bank or large institutional experience does not translate to what we do — we need processors who understand broker-to-lender workflows, lender-specific overlays, and portal-based submission.

Experience We Do NOT Want
? Large retail banks: Wells Fargo, Chase, Citibank, Bank of America
? Big institution consumer lending or bank operations
? Call center / mass processing without file ownership
? Data entry roles without full-cycle processing experience
? Mortgage origination or sales (LO) experience only
? Processing experience limited to one loan type only
? Roles where someone else handled UW condition clearing
? Roles where you had no contact with borrowers or LOs
Required Qualifications
Loan Type Expertise (All Required)
? FHA — MIP upfront/monthly, case numbers, overlays, manual UW
? VA — COE, entitlement, funding fee, IRRRL net tangible benefit
? Conventional — Fannie Mae/Freddie Mac DU/LP, PMI, overlays
? DSCR / Investor — DSCR ratio, rent rolls, lease agreements, no-ratio programs
? Non-QM — bank statement (12/24 mo), asset depletion, P&L only
? Jumbo — high-balance, non-conforming guidelines
? USDA Rural Housing — GUS AUS, income limits, guarantee fee
? Refinance — Rate/term, cash-out, FHA/VA streamline, HELOC
Technical & System Skills
? LOS platforms: Encompass (ICE), BytePro, Calyx Point, or similar
? AUS: Desktop Underwriter (DU) and Loan Prospector (LP) — must be able to read and interpret findings
? Lender portals: UWM TRAC, POWER+, NewRez, A&D, or others
? Income analysis tools and VOE platforms
? DocuSign, DocMagic, or equivalent e-signature/doc tools
? Microsoft Office (Word/Excel) and Google Workspace
? TRID timelines: LE issuance, CD delivery, 3-business-day rule
? 4506-C, SSA-89, flood cert, title ordering — all vendor services
Experience Requirements
? Minimum 3 years of U.S. residential mortgage processing
? Must have processed loans end-to-end — submission through funding
? Must have direct experience clearing UW conditions independently
? Must have worked with multiple wholesale lenders (not just one)
? Must have experience with multiple loan types (not just Conventional)
? Must have managed your own pipeline without relying on a team lead for every decision
