Real Estate Acquisition Analyst (Multifamily)

**Position**: Real Estate Acquisition Analyst
**Reports to**: CEO
**Job Type**: Full-time

Overview:
We are seeking a highly motivated and dynamic Real Estate Acquisition Analyst with a background in finance and a strong interest in multifamily real estate investments. The ideal candidate will be responsible for identifying, analyzing, and presenting potential multifamily investment opportunities to the CEO. This role requires someone with an outgoing personality, capable of building strong relationships with brokers, property managers, and insurance providers.

Key Responsibilities:

1. **Deal Sourcing & Relationship Building**:
- Proactively reach out to brokers to source multifamily deals.
- Build and maintain strong relationships with brokers to gain early access to potential deals.
- Conduct follow-up calls with brokers to clarify details on deals and obtain necessary information.

2. **Financial Analysis**:
- Review and analyze Offering Memorandums (OMs) provided by brokers.
- Input deal details into a syndication analyzer tool to assess the financial viability of potential investments.
- Conduct financial modeling and sensitivity analysis to evaluate various investment scenarios.
- **Analyze at least four multifamily deals per week**, ensuring a consistent pipeline of investment opportunities.

3. **Property Due Diligence**:
- Collaborate with local property managers to verify and validate financial assumptions (e.g., rent projections, vacancy rates, maintenance costs).
- Contact insurance brokers to obtain accurate insurance quotes for properties under consideration.

4. **Investment Presentation**:
- Prepare and present detailed investment reports and deal packages to the CEO for review.
- Highlight key deal metrics, potential risks, and value-add opportunities for each deal.
- Provide recommendations on which deals align with the company’s investment strategy.

5. **Market Research & Value-Add Identification**:
- Conduct research on local markets to identify emerging trends, rent growth potential, and other market factors that could impact the deal’s success.
- Identify and analyze value-add opportunities within potential acquisitions, such as renovations, operational improvements, and market repositioning.

6. **Cross-Functional Coordination**:
- Work closely with internal teams, including finance, operations, and legal, to ensure a smooth transaction process from start to finish.
- Coordinate with external vendors, including property managers, insurance brokers, and other third-party service providers, to gather and verify essential deal information.

#### Qualifications:
- Bachelor’s degree in Finance, Real Estate, Business, or a related field.
- 2+ years of experience in real estate acquisitions, finance, or related fields.
- Strong financial modeling skills, with proficiency in using syndication analyzer tools and Excel.
- Demonstrated ability to build and maintain relationships with brokers, property managers, and other real estate professionals.
- Excellent communication and interpersonal skills, with a confident and outgoing personality.
- Strong analytical skills with attention to detail and the ability to identify key value-add opportunities.
- Familiarity with real estate market trends and an understanding of the multifamily investment landscape.

#### Preferred Qualifications:
- Experience working with multifamily real estate transactions, including syndication deals.
- Knowledge of local real estate markets and regulatory environments.
- Ability to work in a fast-paced, entrepreneurial environment and manage multiple projects simultaneously.
