About Us
Optimized BNB is a short-term rental property management company based in Houston, Texas. We manage Airbnb and vacation rental properties for property owners and focus on creating 5-star guest experiences, optimized listings, strong pricing, and smooth operations.
We are looking for an experienced Airbnb / Short-Term Rental Virtual Assistant who can help with guest communication, listing support, pricing updates, and social media tasks.

This is a long-term position for the right person. We are looking for someone reliable, detail-oriented, organized, and proactive.
Main Responsibilities:
-Guest Communication & Customer Service
-You will help manage guest communication before, during, and after each reservation.
Responsibilities include:
-Responding to guest inquiries quickly and professionally
-Answering questions about check-in, checkout, house rules, Wi-Fi, amenities, and local info
-Sending scheduled guest messages
-Helping resolve guest issues calmly and professionally
-Escalating urgent problems to the team when needed
-Monitoring guest satisfaction during stays
-Helping maintain strong response times and positive reviews
-Communicating with cleaners, quality control team, and maintenance when needed

Airbnb Listing Optimization
You will help improve and maintain our Airbnb listings.

Responsibilities include:
-Reviewing listing titles, descriptions, captions, amenities, and house rules
-Making sure listings are accurate and up to date
-Suggesting ways to improve listing performance
-Reviewing competitor listings for better ideas
-Helping write stronger listing copy
-Updating photos, captions, and guest-facing information
-Making sure each property looks professional online

Pricing Optimization Support
You will assist with pricing and calendar management.
Responsibilities include:
-Monitoring pricing tools such as PriceLabs or similar platforms
-Checking market trends, occupancy, upcoming events, and competitor pricing
-Helping adjust minimum rates, base rates, discounts, and calendar settings
-Reporting properties that are underperforming
-Helping identify open dates that need pricing attention
-Giving weekly pricing and occupancy updates

Required Experience;
Please only apply if you have experience with at least one of the following:
-Airbnb guest messaging
-Short-term rental property management
-Vacation rental customer service
-Airbnb listing optimization
-PriceLabs or dynamic pricing tools
-Hospitable, Guesty, Hostaway, Lodgify, OwnerRez, or similar PMS platforms
-Social media support for real estate, Airbnb, travel, hospitality, or service businesses

This is a part-time remote position.
We prefer someone who can work during some U.S. Central Time hours. Exact schedule can be discussed, but availability during guest check-in/check-out windows is important.
Weekend availability is a plus because Airbnb guest communication can happen 7 days per week.
