Role: Revenue Management
Responsibilities:
Create a property Analysis spreadsheet based on 50/75/90th percentile with ADRs/monthly revenue’s/booking lead time averages and Occupancy.
Utilize AirDNA, STR Insights, and Keydata to formulate a comparable approach to scrapped data referencing similar top properties with bed/bath count and amenities. KPI organization.
Results driven goals for each property broken down into Gross annual revenue, monthly revenue, nightly ADR goals, and establish minimum threshold ADR price for each property to justify higher occupancy bookings when less than 7 days lead time.
Daily monitoring of each property to maximize occupancy with aggressive pricing alterations based on data provided with Keydata/OTA platforms.
Understand pricing tool: (Wheelhouse) and its detail with demand pricing and adjust prices accordingly, with an understanding of booking lead time with each individual date.
Factor in OTA discounts when appropriate pricing matches our goals for occupancy fill and/or positional efforts in algorithm. Promotions adjusted in Airbnb and VRBO/direct separately (Ownerez/OTA)
Communicate with Ops manager when guests request additional nights/early check ins/late check outs. Goal is to fill gap dates with an adjusted discounted rate ranging 20-50%.
Ensure communication with the team between Ops Manager and Social media manager is in place for compression events and holidays for Maximum pricing.
Weekly team call with Emile and team/bookkeeper as necessary to balance books and Q&A.
Develop and monitor KPI’s
ADR’s- RevPar- Booking lead time-Occupancy-Adjusted paid Occupancy
(Any metrics that help adjust/capitalize in top 5% in market)
Coordination with Ops manager and team for low positional properties for minute price adjustments to help algorithmic boosts.
Range as minimal as 5$-10/15?justments for 3 consecutive days when needed to optimize property position.
Results:
Revenue and occupancy standards met per Company goals. The reason we exist today and our reputation. (Quarterly Bonuses for exceeding goals)
Maintain minimum threshold revenue and occupancy goals for varying seasons as established with the launch of a new home.
Requirements:
Extreme accountability and driven
Very strong written and spoken English language
Extreme attention to detail and organization
Ability to understand varying pricing tools and adjust based on evolutionary changes
Independent critical thinking skills and ownership of decision making.
Wheelhouse or pricing took knowledge and/or ability to learn quickly.
