JOB OVERVIEW

The "Remote Tea ---------- mber Maintenance Coordinator" (RTM MC) will report to the Property Manager(s).

The RTM MC will be accountable for:
- Coordinating maintenance requests from residents, investors and tea ---------- mbers.. via our Maintenance Coordination system (Property Meld), phone, text and email.
- Troubleshooting maintenance issues to help prevent actual work orders and lower investor expenses.
- Utilize and Improve the Troubleshooting FAQ’s
- Creating work orders and training others how to request / work orders.
- Assigning the appropriate vendors to the needed work orders.
- Requesting estimates from vendors
- Requesting estimates and funding to be approved by our Investors.
- Communicating with Vendor when estimates are both approved and funded.
- Ensuring scheduling of the work order completion occurs.
- Communicating with residents / vendors / investors / tea ---------- mbers.
- Ensuring timely completion of work orders.
- Resident, Investor and Tea ---------- mber Property Meld Onboarding / Training.
- Research and contact potential new vendors to see if they are a good fit to work with us.
- Must have at least 3 in each county, for each job type on the list
- Process vendor applications
- Verify licenses, verify insurance, W9’s
- Store vendor paperwork electronically
- Onboard vendors in Rent Manager, onboard vendors in Property Meld.
- Provide ongoing Property Meld training to vendors as needed.
- Communicate with EZ-Repair Representatives (our After Hours / Holidays Maintenance Request Line Company)
- Keep the list they use to assign vendors up to date
- Answer calls / questions sometimes
- Supports Property Manager(s) (PM) with Maintenance Coordination related tasks.
- Whatever the PM(s) needs completed for Maintenance Coordination.
- Supports Internal Maintenance Foreman with Maintenance Coordination related tasks.
- Adding work order numbers to clockify
- Turnover Projects in Meld
- Supports Accounting Dept with Maintenance Invoicing related questions / tasks.
- Ensuring Before / After Photos for all work orders
- Ensuring detailed completion notes from all vendors for Investor Statements
- Assists with creating, updating and training Maintenance System Manuals
- Handles purchasing of cleaning supplies, small equipment, and other maintenance items while adhering to budget requirements.

The RTM MC traits needed:
- Stays organized in businesses with robust PM schedules and continuous work requests
- Communicates clearly and often with vendors, residents, maintenance staff, office staff and executives.
- Adheres to budget requirements in making purchasing decisions.
- Pro-actively thinks ahead about and then recommends / executes tasks that must be completed next… to provide exceptional Maintenance Coordination.


Must be available from 8:30am to 5pm, Monday thru Friday... U.S. EST. This must be your only job as this is an important position with in our company and requires full-time attention!

Reviews:
90 Day Performance Review & Annual Reviews. Reviews however do not guarantee compensation increases.

Payroll:
Payroll is processed bi-weekly via Wise.

Vacation / PTO:
Vacations are earned after the 1st 12 months of employment.
Vacation does not rollover year to year.
Years 1 - 5: Max 2 Weeks
Years 6 - 10: Max 3 Weeks

Holidays:
Full-time employees receive 8 hours holiday pay. Part-Time employees will receive 4 hours of Holiday pay. Our office will be closed on Federal Holiday Schedule for the below holidays:

- January 1st- New Year's Day
- Memorial Day
- Juneteenth
- July 4th- Independence Day
- Labor Day
- Thanksgiving Day (Thursday)
- December 24th- Christmas Eve
- December 25th- Christmas Day
