We had a lot of interest in that house – we had a number of buyers that wanted to live in your neighborhood but only one got to buy that house. We need more houses! I’m wondering if you have thought about selling your home in the near future?”

JOB DUTIES -
? Manage leads and the CRM.
? Report issues with CRM by calling the hotline.
? Answer CRM-related questions from agents and provide training if needed.
? Service inbound leads from sign calls and online sources and determine where they
are in the buying/selling process.
? UPDATE ALL LEAD REFERRAL PLATFORMS To include zillow realtor homelight etc
? Immediate response and scrubbing of the leads. (adding labels, activating drip
campaigns, sending welcome text or emails,
? Nurturing all leads through steady communication (email and text) until the leads are
ready to talk or meet with an agent.
? Re-assigning leads to an agent once an appointment is set.
? Daily monitoring of agent activity.
? Keep track of completed tasks and goals to measure lead conversion ratio and meet
performance benchmarks.
? Generate reports regarding the Agent’s productivity and accountability.
? Build trackers and dashboards through google sheets.
? Track referrals and prepare referral forms.
? Create a Lead Database for backup in case something happens with the CRM.
? Database and Pipeline Tool Management.
? Upload leads to dialer and schedule showings for agent
? Building and managing People Search Database
? Researching personal information such as date of birth, phone numbers, email
addresses, social media accounts, etc.
? Assisting Real Estate Agents in getting phone numbers, email addresses, and other
info on their leads.
? Creating and sending progress reports.
? Schedule appointments for Listing Agents, Buyers Specialist, Team Leaders, etc.
? Conduct lead follow-up and nurture leads until appointments are set
? Prospect for new clients calling on:
? Expireds/FSBOs
? Buyers
? Sphere of Influence
? Past Clients / Database
? Just Listed / Just Sold
? Open Houses
? Managing Real Estate Agent’s email and calendar.
? Organizing to-do list, sending reminders, and making sure the Real
? Estate Agents have completed their pending tasks.
? Listening to Real Estate Agent’s prospecting calls and taking down notes.
? Sending lead prospecting SMS on behalf of a Real Estate Agent.
? Doing outbound calls/appointment setting.
? Answering Real Estate Agent’s phone calls.

? Managing Real Estate Agent’s CRM (SISU, FUB + MOJO)
? Creating Agency Agreements.
? File management.
? Managing and updating scoreboards and other trackers.
? Performing various administrative tasks.
? Respond to inbound calls and text messages from prospect/s
? Understand and adhere to local, state, and federal laws regarding real estate
brokerage services (client must advise LEAD ISA)
? Call past clients and sphere of influence for referrals
? Practice call scripts at least 2 hours per week
? Conduct 10 to 20 hours of lead follow-up per week
? Manage contact database system
? Attend training/coaching sessions and establish daily role-play partners
? Track weekly goals to measure lead conversion ratio
