Real Estate Assistant for Investment Firm (graveyard, 30 hours/ week)
T&S Elite Capital LLC is a company comprised of two investment partners that buy mostly multi-family properties in the US. We mostly buy and hold and rent long and short term. We are looking for an assistant to join us 30 hours per week on the graveyard shift US Pacific time zone.
This role will play an integral part of the team and requires prior experience.
As a Investor Assistant you will:
Research properties that fit our “buy box” on sites like Loopnet, Crexi, Zillow, etc
Scour relevant details of each property to add to our investment spreadsheets
Analyze the properties to fill out things like cap rate, taxes, insurance etc (Must know how to enter formulas in to google sheets (excel).
Sign confidentiality agreements and download due diligence folders for each property and maintain organized folders and subfolders in dropbox that we all have access to
Create and maintain spreadsheets and systems to stay organized
Create and maintain a CRM/ database with the contacts we acquire along the way
Attend meetings during US business hours on zoom with 1 or both investment partners, learning and adding duties along the way
In short your job is you to keep us organized and add SPEED so that we can focus on making the calls that lead to the purchase.
The ideal person for this role is research savvy, fluent in google docs and sheets (excel) and can juggle multiple projects and deadlines prioritizing as needed. They are a detail oriented person who loves working independently, double checking work and getting the job done on time.
QUALITIES:
Absolutely meticulous and extremely detail-oriented with the ability to spot typos, double bookings, grammatical errors, and the smallest mistakes with ease. Triple checking your work is ESSENTIAL in this role and accuracy is more important than speed.
Well-organized, efficient, happy to take on repetitive tasks and can envision how to streamline processes, manage projects, and loves to optimize systems, structures, and procedures.
A proactive problem solver - someone who comes to the table with solutions and not just problems.
Must be tech savvy and own a reliable computer (preferably a Mac), and have reliable internet access.
Must have a quiet, undisturbed environment in which to focus and join the occasional zoo
Available US business hours (graveyard shift)
Must be available to genuinely commit to the position for at least a year or longer (preferably long term with additional duties and raises as time goes on).
SKILLS required:
GSuite Google applications (Gmail, Docs, Sheets, Calendar)
Word, Powerpoint, Excel
Fast learner of new consumer technology.
Project management platform such as Trello
CRM experience such as Podio (open to others)
Knowledge required: (We need you to hit the ground running so it’s important that you know and understand the following):
Common real estate terms such as cap rate, NOI, asking price, terms, BRRRR, flip, subject to, lease to own, listing agent and more.
Familiarity with real estate listing platforms such as Loopnet, Crexi, Zillow etc.
