At Property Offer Pro, we buy and sell land throughout the United States. This position would primarily involve working on the acquisitions side of our business. Our process goes a little like this…we send texts to owners of vacant land and offer to buy their property. We are looking for great deals – generally transactions where owners would like to sell their parcel for less than 50% of market value.
When a motivated seller returns our initial text, we need to do some quick due diligence to make sure the property fits what we're looking for and note any problems (flood zones, wetlands, slope, etc). We also do some basic comping to see what we think it's worth and what we'd like to offer. This would be your primary responsibility...
You will be the first point of contact for all new seller leads that come through the pipeline. The purpose of this role is to provide support and initial research/due diligence on the property. You will work closely with me and our Operations Manager (also a VA) to identify good opportunities and ensure a successful handoff.
You cannot accept other work that would interfere with a full-time position with my company. You will be expected to provide a daily report at the end of every shift and a Timeproof screenshot of your hours.
Main Responsibilities:
• Initial Due Diligence (be able to look for road access, flood zones, wetlands, topography, back taxes, sales history, find other comparable sales, and understand access to utilities-- don’t worry, we will train you!)
• Comping and creating an opinion on what the property is worth
• Responding to sellers (via text) and laying the groundwork for us to build a
• Identifying good deals and handing them off to me
• Keeping tabs on all leads, good, bad, or ugly, and initiating follow-up on those who we didn't close the first time around
Other responsibilities:
o Formatting new lists in Excel and adding notes into our CRM
o Adding deals into our CRM
o Creating our main comping resource using Google My Maps and adding new leads - training and resources provided
o Analyzing leads in MapRight, Google Earth, and REGrid
o Once we buy a property, we send neighbor texts to see if anyone wants to purchase it. We also call developers and builders and ask if they might have an interest in the lot. With training, I would like to see you assist with these builder calls and get their
o Eventually sharing the responsibilities of calling county planning and zoning and asking questions about every property we have under contract before closing.
o Miscellaneous database, CRM, or research-related projects, list scrubbing
Time zone: I am in USA eastern standard time. Because of the need to be in direct contact with sellers, you will need to spend at least half of your day working between 9 AM and 6 PM EST. I am flexible regarding how you divvy up your 40 hours per week, but I don't see a way around a good portion of your time being spent during US business hours.
WHO
+ You MUST be able to write and speak excellent English and be available for calls or Zoo
+ I need someone who is persistent-- a "go-getter!" With our potential sellers, you often have to follow up to get the deal done.
+ You MUST be able to take direction and run with it. With that said, you always have our training SOPs, how-to-videos, our Operations Manager, and myself as resources.
+ You MUST be able to give feedback... What's working? What's not? How can we improve our process? What's unclear on my end?
+ This is not expected, but if you become comfortable negotiating over the phone, there will be $100 bounty payments for each disposition you close on top of your 1% profit commission – I will handle the large negotiations, but if you're up for it, you could begin handling small-to-mid-sized deals in the future.
+ You MUST be reliable. If you say you will do something, it must be done.
+ You MUST have attention to detail. One mistake on a contract or wrong text reply can spell doom for a deal. IF APPLYING FOR THIS POSITION, write the name of one of your favorite books and one of your favorite movies or TV shows in the subject line of your response.
WHAT
+ I am looking for someone to manage our intake process for our land business…
+ WHAT DOES THAT MEAN? When someone responds to our marketing efforts wanting to sell us their land, you will be the person in charge of initial contact, coordinating transactions, and handling internal business tasks.
+ I'm predicting big things for our company in 2023. This comes with great opportunity, and also some growing pains. The ideal applicant is excited about working towards challenging goals, has a tech-start-up mentality, and is in this for the long haul.
If you are patient and grow with the company, there will be considerable financial rewards when our machine is running at full speed.
+ The ideal applicant will need little-to-no oversight within six weeks of hiring. That being said, my only goal is to support you and help you be as successful and make as much money as possible.
WHERE
+ Work from your computer. Need to speak fluent English and work mainly during US hours. Must be able to meet during the US work day as needed.
WHY, HOW, AND THE REST
+ Pay will start at $500/month + 1% of all net profits at sale + 13th month pay
+ 40 hours per week.
+ Time off: YOU WILL GET 10 DAYS OF PAID LEAVE PER YEAR, to be used whenever you see fit, on top of all the Filipino federal holidays (e.g., Christmas day). Unused days do not carry over to the following year, and are effectively use-or-lose.
+ Preference given to those with real estate--especially land--experience, and knowledge of Excel, Mapright, Google Earth with Parlay 2.0, Google Drive, REGrid, and county GIS systems. If you can provide references, your application will be viewed more favorably. You must be teachable and passionate about this field. You will be trained on the most cutting-edge technology in the real estate space and marketing processes that are ridiculously fine-tuned. If this stuff bores you and you're simply looking for a job, I get it, but this will not be a good fit.

The market value for a vacant land parcel is $75,000. We will have to pay an agent commission of 8% and another $1,500 in closing costs. If we subtract out those amounts, then create an offer of 45% of that number, what is our offer price?
