ABOUT THE COMPANY
Yaran Property Group (Yaran) is a Western Australian property development company that specialises in affordable build-to-rent housing. The company was established in 1996 and has developed over 1100 dwellings across 60 different developments. The company currently owns 180 residential rental properties in Perth, and a pipeline of a further 500 dwellings to commence construction in the next 12 months. The company is aiming to develop 2000 dwellings in the next 5 years.


ABOUT THE JOB
Yaran is seeking a graduate for the Assistant Property Manager role for 1-2 months (subject to change where it could be longer or shorter term). This is a very exciting role in managing properties to manage both Yaran owned developments and clients’ investment properties (where the leases are mid-term to long term. Yaran will provide the training and opportunities for the graduate to professionally grow and develop.


RESPONSIBILITIES
The role, tasks and responsibilities include but are not limited to:
• Liaison with tenants, contractors, onsite person and clients
• Administration – compiling and saving documents, data entry
• Obtaining quotes for maintenance jobs/requests
• Collation and processing quote requests and work orders
• Managing maintenance requests required for ingoing, ongoing and outgoing tenancies
• Monitoring and actioning the shared email inbox
• Preparing lease documents and ad hoc documents
• Preparing ingoing and outgoing tenancies in administration and coordination with stakeholders
• Sending out correspondences such as emails, newsletters, and documents
• Taking and returning calls and messages for the company's general phone
• Tracking of expenses for bills/invoices
• Invoice management, uploading and disseminating the invoices to the wider team
• Checking and obtaining security footage as required
• Reviewing, comparing and actioning property reports, escalating for further action where required
• Bond lodgments and bond disposals
• Assisting in payment plans and negotiations
• Facilitating and data entry on to forms and documents
• Processing applications for ingoing tenancies
• Assisting stakeholders such as trade suppliers, owners (clients) and tenants' on their queries
• Troubleshooting issues such as maintenance or payment
• Taking phone call and messages
• Assist in recruitment processes

WHAT YOU WILL NEED TO SUCCEED:
• Bachelor’s Degree in Finance, Accounting, Business/Commerce, Business Administration, Management, Property, Property Management, Tourism, Hotel Management or Real Estate
• PROPERTY MANAGEMENT EXPERIENCE is highly regarded
• Passion in Property Management or Real Estate
• Strong NUMERACY skills
• Aspirations to grow your career in Property Management
