Great opportunity to join Stoneridge Management Partners; we are looking for an experienced Operations Associate to join our team. Prior experience in property management is preferred. Fluent in written and spoken English is a must.
Must possess ability to understand and follow
· Maintain, answer and monitor main corporate phone line
· Inbound and outbound phone calls
· Follow-up on all tenant activities (rent payments, delinquencies, work orders, tenant situations, etc.)
· File, sort, distribute inbound voi
· Maintain electronic and paper filing systems
· Coordinate and facilitate leasing processes (Respond to perspective tenants / execute our inquiry process, Process applications, Prepare rental listings, Prepare leases and lease renewals, Monitor and execute the lease renewal process, Input and manage owner/tenant information in Appfolio)
· Send letters to tenants regarding late rents, balance owed, and general notices
· Serve notices to tenants and track important deadlines for responses
· Provide support to property managers by ensuring they have the proper tools to perform daily tasks (e.g. move in packets, cleaning supplies, copies of letters/notices)
· Create maintenance service requests and coordinate schedule with tenants and maintenance staff
· Maintain inventory of maintenance supplies
· Data entry tasks such as adding new tenants to system, unit information property information, editing job descriptions on work orders
· Record details of property and unit amenities, renovations, utilities and appliances included in leases
· Set up utilities for new properties, update billing and contact information and download monthly bills from websites
· Attach monthly invoices to recurring bills and completed work orders. Attach and add maintenance materials for billing
