Azeberg Investment Properties is looking for a full-time or part-time end-to-end real estate acquisitions and operations specialist (VA) who already have the experience in all the following:
1. Finding, analyzing, and comping properties (CMA) of motivated sellers using Zillow and Redfin.
2. Set alerts of filters on Zillow and Redfin for price changes or property is in or out of pending status.
3. Outbound prospecting/lead generation/SMS/cold calling to reach out on-market opportunities, to target “for sale by owner” FSBO first and agents listings (later).
4. Making offers. (provided offer sheet and terms)
5. Discuss contract terms with sellers and Contracting.
6. Open escrow with a title company and pair with Azeberg.
7. Arrange property walkthrough (Provided Tasker: a person who's responsible to walkthrough the property)
8. Finding cash buyers on-market via agents.
9. Contracting cash buyers (provided contracts and CRM)
10. Managing the transaction.
11. Be able to use free lead generation tools like Zillow, Redfin, and later the paid tools like Batchleads.io, Popstream, Flipster, .. etc. (real estate data tool not provided)
Monthly Salary:
A monthly base-salary: you’ll be paid your expected salary, ignore what I've posted, you'll be paid the CRM tool and cost of texting and calling.
Bonuses:
Don't be surprised, your bonuses could exceed your base salary a way higher, the more deals you'll make, the more bonuses you'll get. As an example, for 3 successful deals you make, you could easily reach $3000 or more!
Market and goals:
We'll have budget and revenue goals, you'll find seller of on-market with FSBO for now, agents to be added along the way later. Azeberg will be operating soon in later March. Our target markets are Michigan and Wyoming, so your job is to find on-market deals and close transactions (end-to-end) in these two states.

The way you work:
In the early stage of your position, you'll work on on-market deals with the instructions given to you. All communication tasks are performed using the CRM tool and verbally via phone. Your job is to find FSBO leads on-market. You'll reach out to sellers (or agents later) of on-market listings. You don’t need any skip tracing tool for now. On the CRM you’ll be paid the SMS/cold calling service. Contracting on the CRM, creating seller, agents, and buyers leads on the CRM from your on-market data (Zillow and Redfin). You’ll pair with a friendly title company, earnest money to be paid by us on on-market deal (up to 10 deals of FSBO/month). You'll then you'll arrange with the seller a property walkthrough by a tasker who will be provided at a given time and property's location. Instructions paper will be given to the tasker, if no big issue found in the property and condition, then your job now is to find cash buyers on-market as well, directly or perhaps by a buyer's agent of sold houses in the neighbourhood or the city, and manage the overall transaction. We'll talk about if other scenarios happen with the property's condition.
You'll be given access to the VA welcome packet and all other resources.
Qualifications:
1. Bachelors degree or enough knowledge.
2. Experience/history of closing real estate deals.
3. Experience in Redfin and Zillow.
4. Experience in comping properties manually or using tools.
Skills:
1. Sales skills.
2. SMS texting skills.
3. Cold calling skills.
4.
5. Knowledge of "Close" CRM or has the ability to learn it. (Easy don't worry) - You'll be able to track every deal.
6. Follow-up and multi-tasking skills (working on multiple deals at the same time)
7. Fluent in English. (Probably have some American accent)
