Asset Management Analyst (Finance)

Role
As an Asset Management Analyst/Associate, you are a detail-oriented, hard-working, problem solver with an optimistic attitude that can easily (and happily) wear many hats. You are able to uphold our company’s principles and values while adding to our unique culture. This role will take ownership of pricing all fund owned/managed rooms, assist in operational property/fund tasks, and analyze/model data to draw out unique insights as needed. This role will have significant upward mobility within our fund operations team, and sky's the limit in terms of the problems you will be tasked with solving based on your desires to grow within the role and team.

Responsibilities
As a member of our “Fund” Team, you will broadly be responsible for ensuring our homes consistently have rooms priced effectively and that our day-to-day fund and property operations run smoothly. You will be helping grow a startup company/fund meaning you will also be expected to help in numerous other ways as needs are identified across our multidisciplinary team. This means the problems you face on a day-to-day basis can vary widely, but will primarily circulate around the tasks mentioned below.

Room Pricing / Analysis
Strategize optimal initial room prices for Fund properties prior to go-live
Track the speed with which new properties fill with renters and take corrective actions with other PadSplit team members based on property performance
e.g., our “time to stabilization” metric
Adjust and track room prices in weekly cadence to optimize for time to stabilization and rent increases in alignment with current market dynamics
Develop new analytics dashboards to monitor portfolio performance and member tenure and insights

Operations
Oversee Asset Management’s portion of our property workflow tool, you will own specified fields to provide insight to other team members around property performance
Monitor and help resolve escalations stemming from urgent member or property manager tickets
Review property manager inspection reports to document action items and coordinate amongst team members to resolve
Communications with utility vendors when/if problems incurred

Data Analysis
Handle data setup and upload for fund financial model(s)
Monitor analytics dashboards for performance and data outliers
Perform ad-hoc Google Sheets / Excel analyses



Minimum Qualifications
At least 1 year experience in Excel or Google Sheets financial modelling / data analysis, preferably in a real estate oriented role
Fluent spoken and written English
Associate/Bachelor's Degree
Must be available online and by phone for at least 6 hours per day from 9am US EST - 5pm US EST Monday-Friday
Have home internet connection with speeds suitable to hold an online video call

Preferred Qualifications
Experience and interest in the residential real estate industry
Has worked with early stage company / startup before
Working knowledge of Mode, Slack and/or ClickUp programs
Ability to write SQL queries for advanced analytics
