Role Overview

Under the direction of the Property Manager (PM), the Assistant Property Manager (APM) will:

* Be responsible for lease renewals, including evaluation of a tenant’s acceptability for renewal and non-renewing as needed
* Be responsible for leasing application processing, including gathering appropriate data/documentation, and determining approval;
* Assist in evictions, including negotiating acceptable payment plans with tenants
* Handle maintenance workflow, including:

1. Receive incoming work orders, clarify their nature/location, and prioritize as emergency or routine.
2. Coordinate responses to emergency issues.
3. Work with residents in resolving initial problems to receive as much information as possible before dispatching service agents.
4. Schedule and dispatch necessary personnel - both internal techs and outside vendors.
5. Maintain detailed and accurate records and daily logs of department activities.
6. Close and document work orders as they are completed.
7. Follow up on tenant complaints to aid in enforcement of the rules in the lease agreement.
8. Support the property manager, construction manager, and maintenance technicians with administrative tasks.
9. Communicate clearly and often with contractors, tenants, maintenance staff, and executives.

* Assist in collections, promoting resident retention
* Provide exceptional customer service, including tenant communications via text, email, and phone calls
* Support the PM with miscellaneous administrative tasks and projects
* Develop and refine processes and procedures as needed as the business grows and changes. This may include researching new products and ---------- sential Job Functions

* Full time availability - 40 hours per week. Hours may be split or vary, but must primarily be during Central Time 8am to 6pm Monday through Friday. This position will include brief weekend/holiday check-ins for emergencies.
* Able to work within our various management systems/applications (AppFolio, Nozbe, eVoice, Voxer, Google, etc)
* Strong organizational, interpersonal, and communication skills
* Speaks and writes English well
* Focus on following very detailed written procedures - every time
* Able to juggle multiple tasks; has excellent time management skills
* Able to make decisions and respond to tenants based on known procedures/facts and prior experiences with minimal assistance from management
* Willing to point out procedures that may need to be updated
* Professionalism and problem solving skills

Qualifications

* Professional Knowledge and Skills
* At least two years of relevant experience; maintenance/construction support experience is a plus
* Project management skills, including ability to manage multiple projects;
* Reliable computer equipment that is able to run our many systems/apps with a high speed, reliable internet connection
* Efficient with a computer, MS Word, Excel, Adobe Acrobat, Google docs and sheets, Google Voice, Zoom
* Experience managing customer complaints and expectations
* Experience with AppFolio or other property management software
