JOB OVERVIEW

Hi, there. Please read the entire description before replying to this or submitting a resume.
I am looking for someone who can assist me with my short term rental (AirBnB) business. I currently have 3 listings in 3 different states in the USA. I am under contract to buy a 4th in October and 2 more in December or January. I hope to have 6 additional properties by August, 2022, totalling 12 properties. I have 3 different business partnerships and I am 50% owner of each property. I plan on providing a long list of videos and articles for you to watch as a training of sorts. I will pay you for this time spent watching the YouTube videos. I’d like to start off with about 10 hours per week. As I acquire more properties, there will be more work to do, so I am hoping to increase your hours over the next year to 40 hours per week. If we find you have more than 10 hours of work per week and you can justify the time, I will be happy to pay you for the work provided.

As far as your pay scale goes, I will be happy to negotiate based on your prior experience and performance in the future. I plan on giving raises to the right person, if they provide what I am looking for.

I already have a lot of automation in place. I have a ---------- (formerly Smartbnb) account, which automates a lot of the messaging and is a channel manager, as I have a listing on Airbnb and VRBO for each property. I also would like to add a direct booking site within the next 3 months. Hospitable is close to rolling this function out within their website. I use Pricelabs to automate the nightly pricing. I like to use Google Drive to hold files.

Tasks include (but aren't limited to):
1. Managing turns (cleaners cleaning the property) at each check out. This should be automated, but will just need monitoring within the systems I have in place. - This should be checked on daily in case of instant bookings but should not be a lot of work.
2. Respond to guest messages - a daily task - for initial inquiries, respond within the hour (or upon waking if the message was sent overnight) - I will work with you as it relates to automated messages within Hospitable.
3. Leaving and requesting reviews - a daily task - should be submitted a or 2 days after each check out. Once again, the reviews are sent automatically via Hospitable. I do like, though, following up with the guest if they do not leave a review. I also like replying to their review, which is not automated.
4. Putting a list of areas of improvements together (based on guests' reviews) and sending to relevant parties (usually to myself and the cleaners) with actionable suggestions - weekly
5. Ordering any supplies that need to be refilled and ensuring they are sourced from cost-effective but well-made suppliers (sponges, tissue boxes, dishwashing soap, hand wash, cleaning wipes, salt, oil, pepper) - weekly or monthly - I do not see this happening very often, as my cleaners I have right now handle this.
6. Organizing maintenance and repairs - as needed
7. SEO and back linking to increase bookings - SEO, within Airbnb and VRBO, are very important to me - a daily and weekly task
8. Help start and manage a social media profile for all of my listings. I’d like a weekly or bi-weekly post with recent pictures of the property or upcoming events in the area. I’d like to have a link to the listing in each post. - a weekly task
9. Complaint Resolution - When there are complaints filed by guests, or we need to file a damage claim - an as needed task
10. Help me create better systems. I am open to new ideas as it relates to systems. I plan on using Loom to record short training videos for you so you can see how I complete each task. If you have a better idea on how to relay information, I will be willing to try. I‘d like to pay for Facebook ads, but I do not know how yet. I would like to link my listings to Ranbreeze to help my SEO, but I have not started that yet. I would like to use Stayfi to help generate repeat customers. This system is not in place yet.
11. Help pay utilities and other recurring expenses.
12. Help set up utility services for new property acquisitions.

I require someone who has excellent reading, writing and speaking English skills and has experience and some knowledge regarding the AirBnB platform and business model.
You MUST have access to reliable internet and be available to address issues that may arise during the day. I do not expect you to change your sleep schedule to accommodate the time zone differences. You can make your own schedule, as long as the required tasks are accomplished.
