Title Examiner / Abstractor

About us

As a Title Examiner, you are responsible for examining the chain of title for a wide range of title orders, primarily residential. Title Examiners at Instant Title Search are able to abstract and analyze records, such as mortgages/deed of trust, liens, judgments, restrictions, easements, vital statistics, and subdivision plat maps and surveys. This role will determine ownership and legal restrictions required to verify the legal description of property and completeness of records. This role is responsible for resolving most issues such as missing information, incomplete, inaccurate, or contradictory information contained in the title documentation. This role will prepare initial title commitment documentation based on the application of procedural guidelines.

Qualifications and Experiences

High School Diploma or equivalent is required. Bachelor’s degree is a plus.
3+ years title experience is required.
Working knowledge of basic real estate title concepts.
Functional understanding of title vesting and experience in interpreting most commonly used title reports and policies, marital status, Homestead and Community Property Laws, Trusts, Corporations, LLCs, partnerships and vesting requirements, probate, divorce, and bankruptcy.
Working knowledge of legal documents and how they affect title to real property.
Ability to perform basic mathematical calculations and tasks requiring detail, concentration, and accuracy.
Research in databases such as Title Data, county recorder websites and other pertinent software solutions.
Software Experience in Public records and Resware is strongly desired.
Must have exceptional verbal and written communication, as well as organizational skills.
Must have excellent problem solving capability and analytical abilities.
Must be a self-starter with ability to work independently.
