Who Are We Looking For?
We are looking for a Key Home-Based Magnificent Cold Caller VIRTUAL ASSISTANT, an individual that WON’T think outside the Box, BUT think like there IS no Box, highly motivated, disciplined, and dynamic long-term acquisition specialists with excellent English Speaking Skill, cold calling experience, who can make calls to potential customer and clients for business revenue. and Real Estate experience that will generate more leads and close more deals!
You will be given a script to read, must be proficient in English speaking. This position will also require data management and data input. Bonus provided for exceptional sales, remarkable phone handling and persuasive powers to convince prospective homeowners to avail of our services!
You will be doing the below listed items every day and using CRM’s and software like Dealio.Pro, SendFuse, Rehab, Deal finder, Deal analyzer, Fix and Flip Offer Generator Software. You MUST have experience in knowing how to speak, negotiate and close small to MASSIVE deals and run it through the entire process from finding hottest zip code, skip trace, calls/Sms, deals, build report, research and verify property information, run comps, closed deals.

|| Responsibilities:||
- Primary daily duties include Cold Calling, finding leads, research out ARV/MAO, make offer, negotiate offers, close contracts while on the call, lock up property, buy. Prepare letters of intent, contracts, and other administration paperwork business as needed in DocUsign, email contracts to seller to sign all pertinent contracts. Open escrow and sell the property to a cash buyer.
- Build rapport with potential clients and rigorously follow up and close with leads in your pipeline.
- Cold Calls - You will make between 350 - 500 calls a day.
-Use the CRM daily to update and stay on task until deals are closed
-Communicate efficiently and effectively with all parties involved. Attend trainings when necessarily.
-Analyze, research investment opportunities. Report back to management about updates of leads or any questions
-Confidently use our scripts and navigate the conversation to convert prospects to leads and sells!
-Ask probing questions for clear understanding of the prospect, handle objections efficiently.
-Listen and evaluate voicemails for outbound callouts. Follow-up and maintain excellent relationship with clients and successfully provide information of our services to homeowners
Update dispositions in the system after every call
Website Maintenance and SEO skillset to assist with Website maintenance and associated updates

|| Qualifications: ||

- Do inbound and outbound calls to homeowners. Locating properties for buyers or investment purposes
-Must be driven and passionate about real estate asset buying/selling and goal-oriented
- MUST know and have experience in the entire buying and wholesale process of US Real Estate Industry
- Proven experience in handling contracts from pending to closing / listing to closing. (start to Finish)
- Proven experience handling all type of property Acquisitions to Wholesale Contracts,
-Extremely strong phone and time management skills, well organized. Great attention to details.
-Able to handle objections effectively and the ability to close over the phone WHILE in the phone.
- Using real estate CRMs and performing comparative market analysis ARV, MAO (CMAs) and/or BPOs
- Proactive and Confident to start and hold a conversation with foreigners.
- Monitor the whole buying and selling process from contract to closing
- Reach out to all parties involved and follow-up on missing documents and details
-Able to read people’s emotions through their voices and respond appropriately
-Ability to follow instructions, and adherent to Script processes and policies
- Build rapport and trust with property owner to ensure all processes run smoothly to close the deal
-Motivated, disciplined, coachable, trainable, and a go-getter!
-Willing to work in a dynamic, fast-paced, team-driven environment.

|| Work requirements ||

-40 hours per week, 2 days off
-US Eastern Standard Time Zone
-Amenable to shifting schedules
-Salary: PhP $10,000.00/month. Or Commission on closed deals/sale
-Work Location: Fully Remote
-Schedule: Monday to Friday 10AM - 6PM EST

|| System/equipment requirements ||

-Laptop/desktop with at least 4 GB RAM and i3 processor
-Contingency plan - internet cafe/co-working space or another venue to go to in case of
power/internet outage
-Stable internet connection of at least 3 MBPS
- Backup internet (pocket WiFi). Backup workstation (preferred)
-USB noise-canceling headset
