Ideal Urban Living Ltd is a small but rapidly expanding property investment business located in the South of England. We currently consist of 2 directors and are looking for someone tenacious who has a positive energy and is ready to join our team.
We are passionate about making a difference by using property as a vehicle to provide comfort, stability and long term security for both our tenants as well as our investors.
The core focus of our business is to identify commercial property which has potential to develop into residential and then purchase, develop and let out the property.

About the Role:
• Part time hours: 20 hours a week (approx. 3hours per day)
• Monday-Friday
• Salary (dependant on experience) plus bonus and incentives based on performance
This is an exciting, varied and dynamic role for the right candidate. We are a small but ambitious team, that is driving to lead the way in the industry in everything that we do. This job role is to provide invaluable support to the directors by managing our busy lettings / property management team, as well as supporting on the deal sourcing side.
Responsibilities:
• Look after day to day management of our existing portfolio using Arthur Property Management software, including
> Reviewing any new enquiries/tenant issues raised and manage workorders/tasks from liaising with relevant contractor through to completion as they arise
> Receive meter reads across all the properties and update utility websites accordingly to maintain accuracy of bills
> Conduct monthly analysis of utility usage and spend and identify any anomalies
> Liaise with maintenance team on the ground to ensure regular fire related checks and property inspections are carried out and implement plan of action for any issues identified.
> Troubleshoot basic issues raised by tenants over the phone
> Link in with bookkeeper to ensure all rents are being received on time – and implement late rent process as relevant
> Manage process of serving notice, evictions, small claims court and tracing when relevant
> Work with the Directors to minimise void periods between tenants, ensure rents are being received on time, maintenance costs are kept to acceptable levels and arrears are being chased to minimise debts
• Work with the Directors to ensure we are compliant with all necessary Lettings legislation
• Use of Asana and Microsoft teams to manage tasks and liaise with the rest of the team
• Ensure all relevant documents are properly saved on the Sharepoint online filing system
Job Requirements
• Excellent written & spoken English is essential
• MS applications (Excel, PowerPoint, Word, etc)
• Confident in liaising with various stakeholders at all levels
• Exposure to working in the property industry is preferable
