Real Estate Virtual Assistant: SMS

This is a position to work as an SMS Virtual Assistant in the Real Estate field.

WHAT WILL I BE DOING?
Your job will be to send our seller leads pre-made text messages through our online CRM system which you will have access to. You will be sending hundreds and sometimes even thousands of text messages per week. The messages are pre-made as text templates, so that means you won't have to type out each message each time you need to send one. You'll just have to select which pre-made text message template you want to send out and send it. However, each text message you send out will have to be sent out one by one. You will NOT be able to send hundreds or thousands of text messages with 1 click. Our CRM does NOT support or have the capability to send hundred or thousands of text messages in 1 click like a text blasting service does. After you receive replies from the text messages that you've sent out, you will go through each reply one by one and the ones that have indicated that yes they'll sell or at least consider to sell their house in 1 of the 2 ways or in either of the 2 ways that we're looking to buy them, those you'll assign to another team member. We'll teach you how to assign those leads to the other team member through a ZOOM Meeting on our CRM system. The replies that clearly indicated that they are not interested in selling their house in 1 or both of the ways that we're looking to buy their house, those you will send one message that includes our contact information for them to call in case they change their mind; and then move them to the Trash. Some sellers may indicate that their house is currently under contract which means that we have to wait until they are no longer under contract. For these, you'll find out from the seller when their house is suppose to close and you'll then create for yourself a follow up task in the CRM to follow up with that seller 1 business day "after" the date that they stated their house would close. If the seller doesn't reply and give you a closing date, then for these you'll create yourself a follow up task for 1 week exactly from the date that you're talking to that seller.

WILL I HAVE TO FIND SELLERS TO TEXT TO?
No, we'll provide you with all the sellers that you'll need to ---------- TE: This job will NOT require you to talk to any sellers on the phone. Everything you will do will all be done online. There will be no phone work for you to do at all other than when you talk to us or any other team members.

As you begin to send these text messages, some sellers will begin to reply to you immediately and some will reply in minutes, some in hours, and some in a few days; and you will need to reply back to them through our CRM using pre-made text messages that are designed to answer questions from sellers that text you back. You just have to learn which message to use to appropriately answer whatever question the seller may ---------- TE: If a seller calls, do "NOT" answer the call and do not end the call (just let it ring until it stops) because the call will automatically be routed to another person who is in charge of handling calls. All your communication with sellers will always be by text only.

This position is a 100% commission-based position for now. Later it will become an hourly paid position with commission bonuses. Please note that if you're hired for this position and we see a drop or lack in productivity, meaning you're not putting enough attention to the work or you're no longer sending and replying to sellers as needed, then you will be advised about it and if it is not quickly corrected, then you may be terminated. This is a very important job and we just cannot afford lacking in productivity - so please be aware of this.

WHAT ARE THE HOURS OF OPERATION?
Sunday - Saturday 9:00am to 9:00pm (Central Standard Time)

WHAT DAYS & HOURS WILL I ACTUALLY BE WORKING?
Your specific days and hours will depend on when you are needed. Typically, you may work about 40 hours per week at the beginning, but that may increase as needed.

WHAT'S THE COMPENSATION?
For every deal that we close, you'll be paid 10% of whatever we make when we close the deal. On average we'll make $10,000 per deal. So based on an average profit of $10,000, you'll make $1,000. And our goal is to close 2 to 4 deals per month.

WHAT PAYMENT METHOD WILL I BE PAID THROUGH?
You will be paid through PayPal.

WHAT WILL I NEED TO DO THIS JOB?
• You must be easily reachable by phone – we shouldn’t have to call or text you multiple times to reach you (The reason for
this is because what we do is time-sensitive)

• Missed calls from us should be returned quickly – you should be able to call us back within 15 minutes if you miss our call - the same applies for text messages (Again, the reason for this is because what we do is time-sensitive)

• You will need a good working computer with a webcam

• You will need a good stable internet connection

• You will need to have a PayPal Account

• You will need to have a good working cell phone (iPhone or Android)

• You will need to add your business email that we assign you to your phone

• You will need to have ZOOM on your phone & computer

• You will need the paid version of the two-way radio app called Voxer on your phone ($3.99/Monthly or $29.99/Yearly)
