This job role will be primarily focused on the Lettings agency business and a successful applicant will be responsible for helping us to reach a wider audience, and to take this business to the next level of scale. We have huge potential to grow, but need the right person to really take ownership and push this area of the business

• Part-time hours: 10 hours a week initially (approx. 2 hours per day), with potential to grow to 20 hours per week in the short-term
• Monday-Friday inc morn on Sat
• Flexible working hours to suit you (broadly agreed on a week-by-week basis)
• £4-5 per hour depending on experience
Responsibilities:
• Ensure we are using the best systems for cost vs. reward plus efficiency & ease of use for tenants to most effectively manage the lettings side of the portfolio
• Come up with new ways to streamline processes
• Use of Asana and Slack to manage tasks and liaise with the rest of the team
• Ensuring files within this area of the business are properly saved on the One Drive/Dropbox online filing system
• Managing enquiries + arranging viewings with qualified potential applicants plus giving notice of viewings to current tenants, and feedback to director/ landlord
• Confirming referencing checks from successful applicants & following up references where required & liaising until move in appointment
• Editing and sending paperwork for signatures online to confirm property reservation
• Working with the Director to minimise void periods between tenants, ensure rents are being received on time, maintenance costs are kept to acceptable levels and rent arrears are being chased to minimise debts
• Approving Maintenance costs up to a certain level
• Booking in contractors to deal with maintenance issues and ensuring work is completed
• Follow up with tenant for feedback on works completed
• Liaising with the Directors / landlords to report progress / obtain permissions for works
• Working with the Directors to ensure we are compliant with all necessary Lettings legislation
• Ensure all necessary Safety Tests are up-to-date at all time (e.g. Electrical Safety, Gas Safety, Fire Sprinkler, tests Fire Risk Assessment, PAT testing, Fire System Checks etc.)
Experience Required:
- Managing property lettings for minimum of 2 – 5 years experience
- Understanding of UK property market / lettings preferred
- Preferred managing maintenance reports & assigning competent tradesman & assessing whose responsible for repairs
Language skills:
Fluent in English
Able to communicate effectively
PC skills/System knowledge:
MS applications (Excel, PowerPoint, Word, etc)
Quickbooks Experience preferred
Potential additional areas of responsibility that could be added should time allow:
• Assisting with Sourcing of new property deals using set criteria provided
• Assisting with Deal Analysis for new property deals and undertaking research to ascertain viability of a potential deal
• Creating Deal Packs using Power Point for new property Deals
• Assisting with Sales Progression of new property acquisitions
