JOB OVERVIEW

JOB SUMMARY - 10-15 hours per week
Manage online customer service, operations and marketing of an AirBnB business located in the San Francisco Bay Area, with the goals of maximizing occupancy and revenue of approximately 20 furnished rental units. Grow your skills and knowledge as an AirBnB Virtual Assistant and internet ---------- e Standard Operating Procedures (SOPs), improve them and train others to use them. Earn incentives and bonuses for booking long-term stays.
RESPONSIBILITIES
Email: Respond to prospective guest inquiries & questions using communication templates & Standard Operating Procedures
• Answer Questions: Research & send clear responses to prospective & current guest questions RE: parking, rental homes, etc.
• Negotiate Pricing and Get Bookings: Send offers & negotiate 30+ day bookings using email, AirBnB and www.cozy.co
• Expand Marketing: Post AirBnB listings on other websites like craigslist, HomeAway/VRBO, Facebook Marketplace, etc.
• Maintain guest communications: Send regular emails to guests through AirBnB and email using communication templates.
• Coordinate Cleanings: Schedule house cleanings on Google Sheets. Coordinate cleanings with house cleaners.
• Manage pricing: Update length of stay & pricing for homes using guidelines and AirBnB research to maximize revenue
• Order missing items: Order and send requested household items from ---------- to guests
• Coordinate maintenance: Schedule maintenance workers to keep units working (electrical, plumbing, appliances, etc.)
• Improve AirBnB units: Document guest feedback & suggested maintenance and improvements for rental units
• Learn and grow: Meet regularly with manager to summarize customer feedback, ask questions, decide marketing and pricing strategies, provide feedback about the job and increase your training and learning
PERFORMANCE METRICS: Booked rental revenue, Booking occupancy, Average length of stay, Response time
REQUIRED SKILLS AND EXPERIENCE
• 2+ years of customer service skills as Virtual Assistant to paying customers (AirBnB Assistant, online customer service rep, etc.)
• Fluent in English including reading, writing and speaking
• Detail-oriented including writing, spelling and math calculations
• Experience and initiative posting and marketing AirBnB listings on other websites, e.g. HomeAway, ---------- , craigslist, etc.
• Experience with online advertising & social media advertising including SEO, Google Adwords, LinkedIn, Facebook & Instagram
• Reliable internet connection
• Willingness to work very flexible hours and be on-call during waking hours to respond to urgent inquiries and issues
• Math and business skills to calculate and negotiate pricing for long-term AirBnB/furnished rental stays
• Motivated to provide excellent customer experiences and to earn performance incentives and bonuses
• Strong organizational skills including scheduling, documenting processes and coordinating projects
• Familiar with AirBnB Host functions including Calendar, Inbox, Listings and Customize Minimum Stay
• Experience with AirBnB, Google Drive, Google Maps, messaging & other tools to respond to questions about rental homes
• Demonstrated initiative to solve problems and willingness to ask for help when needed
• Flexible and eager to learn new skills to make a small business successful
