JOB OVERVIEW

A. PRE-OPERATIONS

1. Providing inputs to the architects, engineers, business and other planners
a. On the overall design/scheme for the project as well as the design parameters and guidelines
b. Identification of various milestones necessary in preparing for development
c. Formulating a timetable for feasible implementation
2. Preparation of the development guidelines


B. OPERATIONS MANAGEMENT

1. Technical Planning and Budgeting
a. Establish construction costs through inputs from consultants
b. Coordination of architectural, engineering, landscaping, or interior design activities
2. Construction Management
a. Conduct Bid Conference and Contract Awarding
b. Monitoring and Regular Reporting.
3. Legal, Permits and Licenses application
a. Acquiring and completion of documentary, plans and other requirements
b. Submission and ensuring permits and licenses are granted
4. Business Planning and Business Development


C. ACCOUNTING, FINANCIAL PLANNING, BUDGETING AND HUMAN RESOURCES MANAGEMENT

1. Formulation/Implementation of Financial and Administration Policies
2. Preparation and Monitoring of Project Profit & Loss Statements and Project Cash Flows
3. Sales Administration Policies and Sales Documentation


D. FUND SOURCING

1. Assist in Identifying and sourcing of funds to be used for working capital and development
a. Development and Working Capital Loans
b. Investor funds


E. MARKETING MANAGEMENT MONITORING

1. Monitoring the execution of the Advertising and Promotions Program. Assist sales through marketing support in the form of the following:
a. Design and production of Marketing Collaterals
b. Conceptualization and construction of Model Unit, if necessary
2. Events Coordination


F. SALES MANAGEMENT MONITORING

1. Clearing the Formulation and Implementation of the Sales Program
a. Price Lists
b. Sales Targets

c. Set-up and management of Sales Groups/Teams
d. Establish and Monitor Selling Activities
2. Establish and Implement Sales and Marketing Policies


G. ADMINISTRATIVE FUNCTIONS

1. Reports to the President/immediate leader.
2. Responsible for execution of directives provided by the immediate leader on continuous improvement including but not limited to implementing work procedures to increase productivity and improve service levels.
3. Supervise the day-to-day operations of division.
4. Supervise, assist, guide, coach, discipline motivate and evaluate team member’s performance.
5. Responsible for the preparation, measurement, monitoring, reporting of individual KPI and team KPI (Key Performance Indicator)
6. Responsible for creating and monitoring controls to avoid and/ or minimize operating costs.
7. Creates, review and revise department policies, procedures and guidelines when deemed necessary.
8. Trains team members.
9. Complies with the company policies, procedures and guidelines.
10. Implements and relay with the team the company policies, procedures and guidelines.
11. Prepares management reports.
12. Supervise and oversee team member’s duties and responsibilities as stated in the job description.
13. Provide technical and non-technical support.
14. Minimize cost and optimize utilization of headcount and man-hours.
15. Ensure that projects is met in accordance with the set timeline.
16. Adheres to working schedule and working location as advised by the immediate leader.
