Independent Contractor: Sales Associate Role
We are seeking to contract a highly motivated and responsible Sales Associate/Lead Specialist to take on sales responsibilities, beginning from generating leads and potentially to closing sales, in room rental real estate. Our ideal candidate will deliver professional presentation to customers, work closely with our Lead Contractors, and assist in meeting performance quotas.
You will be responsible for:
? Advertising available rooms across multiple platforms (post advertisements) ? Sourcing and screening leads for potential roommates
? Setting up showings for our Lead Contractors or yourself (if desired)
? Acting as any client’s main point of contact, maintaining availability to answer any questions or concerns
You may choose to take on 1) lead generation; 2) apartment showing; or 3) both.
Employee Compensation:
The Contractor’s compensation will be based on commission per month on the number of closed clients the Contractor has assisted in a given month. Compensation is split equally between “Lead Generation” and “Showing,” where closed clients generated from either section will result in equal compensation. The start date of the month will be determined by the Contractor’s starting employment date. Commission is paid accordingly:
? 1 closed client = $10
? 2 closed clients = $25 ? 3 closed clients = $50 ? 4 closed clients = $100 ? 5 closed clients = $150
? 6 closed clients = $250 ? 7 closed clients = $300 ? 8 closed clients = $350 ? 9 closed clients = $450 ? 10 closed clients = $500
E.g.: Independent Contractor Bob posts ad for unit, screens potential clients, messages qualified Client Anna, and arranges for a showing. At this point, Bob can decide to 1) show the apartment himself and close; 2) pass it off to Independent Contractor Candice to show and close.

If Anna is the first closed client, and:
• Bob did both parts (lead + showing), Bob earns $20 ($10 for the lead, $10 for showing).
• Bob generated the qualified lead and Candice showed and closed, Bob earns $10,
Candice earns $10.
If Anna is the 5th closed client, and:
• Bob did both parts (lead + showing), Bob earns $300 ($150 for the lead, $150 for showing).
• Bob generated the qualified lead and Candice showed and closed, Bob earns $150, Candice earns $150.
This salary will be payable immediately upon the notification of a successful deposit. Upon two weeks of successful performance, commission may be renegotiated between the Contractor and the Employer.
Time and Place of Work
There are no required hours as long as performance is kept up. The Employer expects at minimum 6 closed clients/month.
Termination of Employment
Where there is just cause for termination, the Employer may terminate the Contractor’s employment with 7 days notice. If the Contractor wishes to terminate this employment with the Employer, the Contractor will provide the Employer with 7 days notice.
