Looking for profitable blog ideas

I am looking for someone with good experience in niche research that can suggest me a profitable blog idea with ALL the following requirements:

1. YOU need to provide the niche. No adults, drugs and this kind of stuff. I am actually looking for website that are focused on one topic, for example rowing, instead of being heavy oriented toward the products we will sell. Check these examples:

2.You need to provide at least 10 keywords with a total search volume of AT LEAST 3k on average per keyword. Therefore, about 30k total views for the 10 keywords. Keywords will be different and not just variations, not accepted would be: "organic supplement" "best organic supplement". They have to be in the same NICHE: example: “best rowing places in the US”, “rowing guide for beginners” (rowing is the niche).

3. Competition: all the 10 keywords MUST meet at least 3 out of the 5 the requirements of the attached photo. Will be better if you also can give keyword difficulty from paid SEO tools --> looking for 40 keyword difficulty maximum.

4. The website should be monetized with amazon affiliate site. Products of your suggested niche should be at least $55. You need to provide at least 4 product examples.

5. You should feel comfortable signing an NDA to make sure you research will not be sold to other people.

6. If you provide a good result, I will probably buy more blog ideas form you :)
