JOB OVERVIEW

We are property developers and landlords who have a portfolio of rental properties and we also source deals. We are looking for highly motivated individuals who are able to maintain strict confidentiality and are experienced when it comes to dealing with daily tasks to make our lives less stressful and give us more time to meet people and more deals.

Contacting the estate agents, valuers, auctions etc for due diligence of potential property developments ie Land developments to build houses, commercial conversions to convert into apartments. Sold £ prices within the last 6 months on ‘like for like’ properties in that area

1. Call local estate agents to confirm rentals achieved within the last 6 months and relating information on that project. Plus sold process of similar properties
2. Verify planning portal for details on the site in question.
3. Contact Local Council via email reg pre applications and time frames for our projects
4. Understand how to calculate GDV (construction or conversion of buildings) on spreadsheets and costings and letting us know if the deal is viable and will retain good profit
5. Contacting local construction companies for quotes on various projects
6. Ability to maintain confidentiality on our current proposed projects
19. Creating brochures on land/developments we are selling ensuring the comparables, site plan etc are on there
7. Book keeping……..petrol receipts, lunches, furniture, invoices
8. Viewings calendar for potential tenants, names, phone numbers, their background, age, employment years and place of work, last address, why are they moving, what tenancy term are they looking for, are they single, do they drive, any pets?? Any furniture etc
9. Facebook management and update our progress and additional marketing
10. Database of our buyers and sellers
11. Youtube videos uploading
12. Xero Update
13. Research local regeneration and metro links, schools, motorway links, bus routes, nearest shopping centres, car parks and restaurants, clubs etc in that area.
14. Responding to our emails on our behalf
15. Managing and monitoring our tenants
16. Keeping a track of our property Inspections and contracts with agents dates for renewal
Track bills paid and how much each property is outgoing ££ for gas and electric
17. Fact finding on property deals and making sure that they are NOT online or on the open market.
18. Keep a track of all maintenance carried out on each property and what the problem was and what we had to pay plumbers, electricians, decorators, key cutting, key boxes, lock smith, handyman jobs etc
