Develop real estate website in Wordpress with IDX (listings and mapping) specific to Austin, Texas USA real estate

Create and manage a website that is for real estate in Austin, Texas. It must be IDX compatible, have social functionality blogging/article/rss, mapping. There will only be a few tabs across the top of the top so most of the site will be centered around IDX and community info. The client login area will have a lot information regarding transactions and documentation.

IDX is the software that is purchased from a 3rd party that allows real estate listings to be searched on a site (like the one I want created).

There will be a client login area for clients (buyers and sellers) to keep track of the transaction, download uploaded files for their use, and search for property.

It must be optimized of SEO. http://www.jimolenbush.com/ is one of the best ranked sites for Austin, Texas real estate because of supreme SEO. I want to mimic this site's SEO to get the same results. However, I only want 5 - 6 communities in Austin, not all of them like this site has.

Banner ads: I want preferred vendors to be able to advertise their services on the site. I"m not sure where on the site, yet.

http://www.urbanspacerealtors.com/ is a site that is the closest to what I envision. I really like the IDX functionality on this site.

http://www.realtyaustin.com/ is probably the best site in Austin as it shows up in google rankings very high for all the neighborhoods in Austin.
