Looking for software solution

Hey guys I am a home builder and also do rendering and virtual tours for my clients.

I need a program or software with changeable materials for internal and external of the house in real time to help my clients pick there finish of their dream home. Example I want my clients to be able to change tiles, paint, bricks etc in real time

I came across

This is making a 2d picture editable with real materials this is ok to but maybe it's better for a 3d model.

Basically I want either a
Material selector for 2d picture like colour selector but with real renderings of the upcoming house
Or
Material selector for 3d model
