**Remote Contractor | Full-Time | US Central Time Zone**
We are seeking a detail-oriented **Civil Engineer** based in the Philippines to support our U.S.-based land development and real estate investment team. This is a full-time hourly contractor role, with compensation offered at a competitive rate depending on experience and qualifications.
The ideal candidate will have experience in civil engineering, land development, site feasibility review, and due diligence. This role requires strong attention to detail, the ability to follow established procedures, and the ability to assess land development opportunities during the early underwriting and pre-offer stages.
## Key Responsibilities
* Review the work completed by the underwriting team to ensure it follows established procedures, guidelines, and quality standards.
* Score underwriting work based on accuracy, completeness, and overall quality.
* Categorize underwritten parcels according to established internal rules and evaluation criteria.
* Conduct initial due diligence during the pre-offer phase, including review of site constraints, development feasibility, utilities, access, floodplain, zoning, subdivision requirements, and other relevant factors.
* Prepare and send offer links once deal terms have been confirmed by company principals.
* Prepare initial concept plan drawings for potential residential subdivision projects.
* Document findings clearly and consistently using company templates and systems.
* Communicate issues, risks, and recommendations to the team in a timely and professional manner.
## Qualifications
* Degree in Civil Engineering or a closely related field.
* Experience with land development, residential subdivision planning, site planning, or civil design.
* Ability to read and interpret maps, surveys, parcel data, zoning information, utility maps, and development regulations.
* Familiarity with concept planning, lot layout, road layouts, and basic subdivision feasibility.
* Experience preparing or reviewing initial concept plans is strongly preferred.
* Strong analytical, documentation, and quality control skills.
* High attention to detail and ability to follow structured procedures.
* Comfortable working remotely with U.S.-based teams.
* Strong written and spoken English communication skills. (min. C1)
## Preferred Skills
* Experience with AutoCAD, Civil 3D, QGIS, ArcGIS, Bluebeam, Google Earth, Land ID or similar mapping/design tools.
* Familiarity with U.S. land development, subdivision regulations, zoning, utilities, floodplain review, and due diligence processes.
* Ability to prepare clear summaries of site constraints, development risks, and recommended next steps.
## Work Schedule
This role requires availability during **U.S. Central Time** business hours. The position is remote and contractor-based, with full-time hourly work available.
